My family and I, new to the Northwest, had spent months looking for a place that we could call home when we received an invite to take a tour of Sterling Heights. We filled out an application and was welcomed in from Kevin who has been nothing short of amazing. He was able to get us exactly what we were looking for, address any repair requests immediately and make us feel like we were family not just another tenant. I love this apartment complex. When I first moved here from a nasty neighborhood in SE Portland I felt so welcome. The staff here are very friend and understanding. Melinda is so awesome, when I pass her office every time I visit I stop and say hi and she always takes the time to stop and visit with me, asks how I’m doing, and always has a smile on her face and makes me feel so welcome and I’ve seen her do this with any resident that stops by no matter how busy. Best place in Vancouver to live BY FAR. Management is exceptional and gets every one of my needs met AND THE 24 hour maintenance is one of the greatest parts. They are Always on top of getting projects done. My grandmother lives at Sterling Heights and she told me about some issues she was having with her packages. When I called to see if there was anything the office could do to make things easier for her, I got to speak with Kevin.

I lived here for 2 years, the only reason I stayed a second year was because it was the middle of the pandemic and it was impossible to find a new place to live. They advertise a completely smoke free gated area. A lie, my whole building smoked so much I couldn't open my windows during the summer and when I reported it absolutely nothing was done about the situation. Second my roommate had stuff stolen out of her work car and personal car, police reports were filed, still nothing done or acknowledged about this. The office staff is great but the parking system is heavily lacking. I pay $35 a month for a covered spot that is already a 5 minute walk from my building because there’s no system to assign spots close to the building you live in. Where I’m really drawing the line and finally posting a 1 star review is when I call signal 88 for after hours assistance to tow a car in my spot to only be told that I have to wait an HOUR for someone to be on shift and there’s nothing to be done. First off, the gate is never in working order. Someone is forever running into it, causing the complex to take up to 3 months to make a repair. I’ve had my car broken into while inside the gate. The neighbors are extremely disrespectful, and the apartment managers don’t do anything about it.

My husband and I have been living here for about 4 years and love it. We've never had any major issues whatsoever. Management has been great even after transitioning managers a couple times. It's clean, and they update/upkeep all the time. Of course like any apartment complex there may be parking issues or loud Neighbors but that's to be expected. Its not a private house. For the price point and how spacious and the quality I've never seen any other apartments as good as these and I've searched quite a bit.

I read the reviews and thought "nah it can't be that bad, it looks so pretty". It is pretty but fees upon fees upon shadiness upon unwillingness upon not caring is what you'll get.
Just an example: I can't pay my rent via Echeck Bc last month I paid $170 of my $1500 rent late, so now for 6 months I can't use my bank to pay. Fine. BUT to pay with debit card charges $60 in "convenience" fees. Or pay with money gram , but wait they only accept full payment and if you're like me you have a roommate

I love it here, Sayomi is awesome and so is Blaine! Its quiet and inviting and I love the security gate access. The apartment layout with loft is so cute I'm proud to call this place my home. Sure, parking is annoying but you cant have it all! That really is the least of my worries and I don't mind exercise:)

This place has honestly been a nightmare. I didn't notice have the thing's wrong with my unit after just basic living. When I turned on the heat afterwhile the heater for some reason turned brown as if I was burning something. I come to see that they painted the heater for some odd reason and the smell was all through the house, plus when a guest comes over I'm told multiple times that my heater is burning (thanks).
When in any bathroom or kitchen I get this awful smell coming from the drain, nobody here can seem to tell me what it is.

Sterling Heights is an AMAZING HOME! Beautiful complex, stunning area and perfectly located near everything! The amenities are fantastic, pool, spa, gym, dog areas + they have something called trash valet. You're given a specific trash/recycling bin to put in front of your door 5-days a week and they pick up your trash and recycling! Plus, when you move-in they pick up all your cardboard boxes. Never have to make trips to the trash again, truly a fantastic service. They have a digital package concierge, that's easy to use + you can pick up your deliveries 24/7 outside of the office hours

Updated review!! This place is honestly pretty awful. I don't usually complain and I'm a pretty laid back guy but the workers here are rude and all they care about is taking your money. Police always in this apartment and driving in it. We woke up one morning to police yelling with their guns out arresting our neighbor. Pros: After the old management got removed, The new girls in the office are fantastic and helpful, and did everything they can in their power to help us. Apartments are cute. I Just moved in this last weekend and, so far, I've come to realize just how greedy IDM is. They will try to get every dollar from you they can and will make your life terrible if you don't give them money. Parking, for example, is one such problem. You are practically forced to pay for a carport lest you will need to park extremely far away from your door. Upon move in, I immediately noticed ants crawling around the floor. I have a dog with anxiety so I have to take off work every time they decide they need to do an "inspection" I've lived here for about 6months and this is the third time they have needed to come in. My kids and I were 3 days away from being technically homeless when we called Sterling Heights. Sayomi was amazing and made us her priority. We were able to have the keys to our new apartment within 2 days! Sayomi and the staff here have been extremely friendly and very accommodating. The complex is clean and very well maintained. We love the layout of our 3 bed 2 bath, and there's tons of storage space! (Which we badly needed after downsizing so much!) And the amenities are exactly what we were hoping for!

I'm currently living here, and reading the reviews about move-out, I'm relatively nervous because I plan on leaving this place immediately once my lease is up! I'll divide my review into sections:
Parking:
Absolutely terrible. I had to park in Avalon Park AND the side of the road on 10th due to lack of spots, and that was about 10pm at night! Due to my anxiety from my history of being sexually harassed walking at night, I basically had to get a carport spot for an extra amount per month... One of the residents keeps parking in my carport spot though, but whenever I go into my apartment

AVOID THIS PLACE. Overcharged me on last month's rent prior to moving out and management refused to reimburse my acct or cut me check. My acct went overdrawn btw because of this and they would not take responsibility. Mind you rent was taken out beginning of the month and they say I have to wait to get the money by the end of the month. They already have my security deposit so there is no reason they'd withhold the overcharged. I've called so many times, they'd say we will call you back but never did. MANAGEMENT SUCKS HERE. On the second day, the wife and I noticed huge amounts of black ants everywhere ... in the kitchen, bathroom, living room. There was no food out to attract them, so I'm unsure what they were seeking. I called the office and they said we would have to wait for their "complex exterminator" to show up in a week. He finally did show up, that next week, and the ants are gone.
There is NO PARKING for residents here. It
