It is this "personal" approach that makes us different from the rest. We care about the individuals whether it is the tenant or the property owner since we ourselves own dozens of investment properties around Boca Raton (ranging from single family homes, villas, townhomes etc.) and have felt every pain on our "own" skins, appreciating the viewpoints of both sides.
Work is charged on an hourly basis or by written bid from every one of our vendors. We immediately convey all cost quotations or bids to the property owner via the internet, to include digital photos of the issue at hand. Work begins only after direct approval by the Owner who after this point accepts the stated costs and is liable for it's timely payment.
The Tenant interface allows for easy and secure access to the property accounting effecting the renter. Note that even if the situation, as per the below example includes several payees of rent, our system tracks each payment accurately. This is very handy if you need to determine which of the tenants is tardy on payment.
Our tenant interface provides accounting to the renter. Accounts for the "Security Deposit" in the Escrow Account as well as all rent received. Our system is set up with due dates, which when exceeded send daily alerts and statements including "daily" penalties to the tenant. This way the tenant can see on the daily bases how their "rent owed" is increasing incrementally.
Our rates start from $45 and up. There are many factors that influence the cost of management. Such as the Size of the property which determine the amount of detail which has to be managed i.e.: 4 bedroom house with a pool, yard, sprinklers and 2 car garage V.S. a studio apartment. As you can see there is a lot more equipment, accessories and mechanics involved with a larger property.
