Joiner and Associates was established in 1993 by Hank Joiner. Hank's goal was to provide the highest quality Property Management services in the Athens and Oconee area. Prior to 1993 Hank worked mostly in Real Estate Sales and Investments, helping many clients buy or sell their homes, while working with many investors too.
Property Management is stressful if you don't do it the right way. Having a successful rental property requires time, effort, experience and knowledge. Let our experience and expertise save you the headache and frustration of managing your rental property. As a full service property management company in Athens and Oconee, the Joiner Team can handle every aspect of managing your rental(s).
Generally, if a resident wants to terminate the lease early, lease terms allow for a lease assignment for a fee of 1 month's rent or $1000, whichever amount is greater. You would still be responsible for the lease and rent until a new tenant is found. Please refer to your specific lease in regards to early termination of a lease agreement.
Call our office to schedule a viewing. All showings require 24 hours notice if the property is occupied. We offer showings from 10:30Am - 4:30PM Monday through Friday, and 10AM - 2 PM on Saturdays during February - May-ish. Any applicant under 30 years of age not possessing a 675 credit score or higher may use a qualified sponsor who has a 675 or higher on their credit score.

I’ve lived in a Joiner property for about a year and a half now and have no complaints about the property itself. However, the management and communication between residents and management is very poor. Multiple times my house has submitted maintenance requests for them to not be filed for weeks and multiple times all items in the maintenance requests were not all finished.
It feels as though they don’t care about their tenants and just about our money but the house is cool

During a tour one of the agents tried to open a window and ended up breaking the window, destroying our personal property (a candle and a rug), and leaving broken glass all over the floor when we have several pets. They tried to say it “was like that when they got there” but there were several other clues that they had messed with the state of the room that could not have been a result of the window falling off of the track. Basically if you value your personal property or a leasing staff that is honest and considerate do not rent one of their properties.

Joiner managed my property for nearly 10 years and I had not a single month without a tenant and no issues during that time. The property maintenance group was able to take care of many small issues and if not they worked with me closely to get someone else in to repair. I also used them when we decided to sell and again we did not have any break in the sale and rental so we did not have to carry the mortgage during that time. They also treated the tenants well which o could also appreciate.

I have lived at a Joiner property for two years, and it has been the best experience! They are very responsive with any maintenance requests, and when we had an issue with our washing machine, Gonzalo was very easygoing in the process of fixing the issue. I have really enjoyed living in one of Joiner & Associates rental properties for the past year. I have had no issues with the staff. I only needed maintenance once, and they arrived in a timely manner. I did have an issue early in my lease, but the management was very understanding and worked with me on the issue to come to a resolution that I thought was more than fair. I have absolutely loved the experience I've had with Joiner so far. I was anxious when finding a new place to live Athens due to the awful experience I had with my last apartment. However, Joiner has been so responsive and they have been attentive to our needs. Lexi is the absolute best, and throughout our many interactions, she has been professional, kind, and on top of it. I appreciate when the management company is both personal and attentive (especially when other places in Athens are not), so I highly recommend checking out Joiner when looking for a new apartment!

I should have wrote this months ago................But I can't say enough about Chris Joiner!! He helped me sell my mother's house........which wasn't an easy task. Actually selling the house was easy. CLOSING on the house was hard. There were SO many obstacles we had to over come and Chris walked me through everything I needed to do step by step. Writing this review from an owner's perspective who used this company to manage my property for several years. When I first started with the company, Hank was in charge. I have had issues ever since the new manager took over. I had to have several conversations over many months to find out why I was getting charged every single month for landscaping when there should be no need to mow my property in the winter months. Don't be fooled by the cheap rent and good locations. There were so many problems with my apt and things broken seldom got fixed (broken lamps in common hallway, huge gash in outside door). On top of all that, when you move out, they charge obscene amounts, such as $100 to paint over a few wall smudges and $40 to simply clean a toilet. Trust me, it's worth shelling out a few more bucks to live in a place where the landlord actually cares about your home.
