Nesbitt Realty has managed my property in Arlington county VA for about 3 years. Manager Alan has done great job for finding good tenant within one week time frame, and for smooth transacting from one tenant to another. Stuart has been managing our Falls Church property since 2011. I've worked with other PMs, managed my own properties, and I can say hands down -Stuart is excellent! He's attentive, communicates clearly and is quick to respond. When there's an issue he communicates it and gets it resolved. If I call with a question he's available and happy to chat about any concerns. His network of good contractors is vast making repairs a breeze. The company doesn't nickel and dime you for various items and you don't have to follow up.

Nesbitt Realty managed two rental properties for me in Alexandria, VA from 2016 to 2021. Any landlord will tell you that it's rarely a smooth ride, and we did have some periodic bumps in the road brought on by ornery tenants and unexpected repairs. In all cases, Andrew, our assigned property manager, performed exceptionally. He was responsive, attentive, and proactive - at no time did I ever feel like I was chasing him for information about our properties. For my taste, the level of communication was spot on: we received concise, relevant reports about what was going on in our rentals.

As background, Alan served as our property manager for just under 4 years while we were stationed overseas. My roommates and I had been having numerous issues communicating with our landlord and seeing eye-to-eye on various issues for the duration of our tenancy. After interviewing 4 property management companies in the area, our landlord hired Nesbitt Realty for their property management services. This is my now second review bc the first one had to be deleted since Nesbitt decided to serve me papers to sue me- bc of my yelp review while I was in contract with them. If you read other reviews seems they have done this before. It's completely against the law. My lawyer and judge told them that it's not even allowed to be in the contract they have.
None the less- horrible family business. We had a huge water leak in our home and Nesbitt tried to pin the fault on us as neglect when it was an old water pipe that bursted. We lived in the house for 6 months and they wouldn't fix

Horrible experience dealing with Nesbitt Realty. My fiance and I were really interested in renting a townhome through them but encountered incredibly suspect components of the lease and when we asked questions about why we would be liable for any repairs not due to us but due to "normal wear and tear" on a house we would not own and how we could get things properly inspected to ensure we weren't financially responsible for utilities that were on their last leg - we were met with aggressive and pushy tactics. As a landlord who uses Nesbitt Realty to obtain tenants and manage my property in Northern Virginia, I am amazed by the low ratings shown on this site. When we tired of the very poor service of another management firm, we interviewed 3-4 firms who manage properties and Nesbitt got our business. Since hiring them perhaps 5 years ago, we have been consistently pleased by the service we get, their responsiveness, and the quality of the reports, monthly and annual statements. As a long-time landlord who has used Nesbitt Realty for their services, I checked this post, and was a little surprised by the ratings/reviews. Keep in mind the nature of this business -- Nesbitt Realty is a company whose customers are landlords. Landlords pay a property manager to manage their properties by taking care of shopping contractors, properly dealing with tenant issues, and marketing the property between tenants. Unprofessional, and rude. If you happen upon these reviews too late and already in a contract with them, ensure that you document everything. They will deny anything that they have said in-person or over the phone. Protect yourself against their antics. Even with documentation they will avoid your calls and emails (especially when they are in the wrong). Do not let their bullying tactics misguide you (or think that you don't have certain rights). My experience with Nesbitt was as a renter. My property manager and everyone on their small staff was extremely rude. Many of my maintenance requests went ignored, and when I received responses they were never in a timely manner. I had to contact my landlord numerous times to complain about their lack of service. I even went to the office to follow-up. In person I was told by Will Nesbitt, "you are a difficult tenant and are welcome to find someplace else to live". My original review has been edited after I received a cease and desist notice from Nesbitt's attorney. One of my worst decisions that I made was hiring Nesbitt Realty but firing Nesbitt was among my best decisions. I paid Nesbitt Realty a year's worth of property management fees ($1,500+) to walk away dissatisfied with the services provided. Nesbitt didn't enforce the lease with my tenant to my expectations. For example, the lease stipulated that the tenant change air filters every 2 months; however, this didn't appear to happen. Instead, Nesbitt charged me $100.00 to remove
