I lived in an apartment managed by Joel Truitt for 4 years and they were fantastic. Very quick to handle any standard issues that arose, and they went out of their way to handle any more significant issues (like broken AC) as quickly as they could. I had to move due to work relocation, but otherwise would have stayed exactly where I was! Thank you Joel & Oscar!

We hired Joel as a general contractor for several jobs to update our Capitol Hill row house. All of his workman were on time, top-notch, friendly, and did beautiful work. I couldn't be happier with the results, and I've suffered through a lot of not-very-competent handymen and contractors over the years, so I have a good, local basis for comparison. I will go back to Joel Truitt in the future as I continue the necessary upkeep on this old row house.

Joel Truitt manages (I use the term loosely) our HOA in NE DC, one owner was behind in assessments, JT took owner to court, $4,000 of the judgment was dismissed due to inaccurate recordkeeping. Totally inept management. Don't Use!!

Not even one star!!! Ive called and complained about my ceiling leaking for a year. Still no resolution. A lawsuit is in order. This is RIDICULOUS! He is the worst property manager ever and needs to be replaced. His building, The Pannell House, is by far the worse building. Abandoned condo units. Outdated windows. Mice. Roaches. Bed bugs. Just digusting. The water doesn't come out clear. It has a white film to it. Only thing that's consistent is Tuesday building cleaning.

DO NOT HIRE HIM FOR ANYTHING. Not for construction, not for design, and not for property management. It took my condo building a year to fire him because of his non-existent communication and unwillingness to transfer funds owed to us. He does not do work on time. Doesn't reimburse on time if ever. Does not return calls or emails. Does not know how to email attachments (he prints out documents and leaves them at your door). Does not pay his contractors on time. Does not manage building funds rationally, transparently, or even honestly (building residents sometimes discovered his contractors performing

The one star minimum rating is far too generous.
The last day of our lease was the end of August. Even though we are still moving out, even though I had spoken to them on the phone to let them know I would have the keys back to them before their office closed, they deemed it appropriate to throw everything remaining in our apartment into the garbage before my fiancee and I had even given them the keys back. Clothing, silverware and kitchen appliances, personal care items, an ironing board, houseplants, glassware we purchased on a trip to Germany among other things - all tossed into a dumpster

When I was looking for a contractor to help out with some major (and a few minor) projects around my home, Joel Truitt came highly recommended. He was warm and receptive when I called, and made a house visit the next day. We discussed various ways to approach my projects and he helped to prioritize them from a value-added perspective. That was especially helpful and quite honestly unexpected, as I haven't experienced that before. The work that he and his crews do is top notch and the service is second to none.

Possibly the worst property management company in existence today. Our roof has leaked 10 separate times in the 2 years we've lived in our apartment. 4 separate places. We have to keep buckets and towels on standby at all times. Each time, we call, they eventually (usually 2 weeks later) send someone out, who obviously poorly patches the roof, and then the cycle repeats.
A few bikes were stolen out of the building 2 years ago, because the door was not closing properly. I'm sure it will surprise no one to learn that 2 years later, after numerous "fixes," the door still does not close and more bikes
