I rented a house from WJD Management for one year in City of Fairfax. The company employs unprofessional and ignorant people who really have no idea what they’re doing. The maintenance coordinator, Jonathan, doesn’t seem to understand basic maintenance needs and is unresponsive during maintenance emergencies. We had a broken front door lock within a month of moving in that prevented us from properly closing and locking our door, which is a major safety concern. I put in a maintenance service request online as instructed by their office and Jonathan emailed back saying they would have someone

Have been so so pleased with WJD Management since finding them several years ago. Their responsiveness and professionalism has been wonderful (especially when I compare with the previous property management firm i had used, i give WJD top marks). I have had several tenants since using WJD and believe that each was very happy as well with the attention and service they received. When a tenant did give notice, WJD was always able to identify a suitable new tenant quickly so I have been fortunate not to have had the property vacant.

I have worked with WJD Management for 3 years as a landlord. I am a member of the military and back in 2018 my previous Property Management dropped their services suddenly. To make matters more challenging, I was stationed in Germany at the time. Thankfully the WJD team was able to swing in and make the process so smooth. Their communication is top-notch and they have given me consistently good advice on how to proceed with my property. I foresee working with them for the long-term of my first rental property and possibly more in the future.

We’ve been using WJD for the last 7 years and have been pleased with their service and responsiveness. Whenever I’ve had a concern about a contractor’s estimate for repairs, they have given me different options. They’ve been responsive. Their fees are fair and they have pretty much been hassle free. We learned about WJD through a friend who had used them and was happy with their service.

With the exception of three years when we came back to live in the house, we have used WJD as our sole source for property management since 2005. We cannot overstate their service and attention to detail.
One of our most appreciated aspects to their contracts is the bi-annual interior and exterior inspections. With us living overseas, we feel like our property is not falling into disrepair as WJD performs an inspection and reports anything that might need attention. They have caught several things over the years.

I have been using WJD for over 8 years to manage our house and they are a trustworthy and reliable partner. My main priority in renting my house was its upkeep and having responsible tenants. WJD was respectful of these wishes and provides biannual inspection reports so that i can see what the condition of the house is and what needs fixing. They are also very careful to closely review the applicants to ensure we pick the right tenant who will respect the property. Rented a property managed by WJD. They cannot request that the landlord make any repairs. We moved into a place that needed major repair work done and nothing was ever done. Major paint peeling in bathrooms, exhaust fans not working, leaking plumbing. What a disgrace. Sorry I spent the moving money to move here. They hide behind sayings like "the landlord won't spend the money". After we were told things would be taken care of.

Our real state broker helped us to find a place to move after we the sale of our home, my wife found this place in fairfax, managed for WJD management, to our surprise the company hides behind the owner's wishes, so allegedly the owner do not want to make the apartment rent ready, the answer of the management company is: ok.
After 6 years of the previous resident living here, the management company does not want to:
Paint the apartment, repair leaky faucets, repair non working door, repair non working exhaust fans, repair broken carpet, repair front storm door, remove mold from steps accessing

Their statements and reports have always been clear and easy to read, delivered in a timely manner. Unfortunately when you find a house you want to rent, you don't know what you are getting into with the property management company. Although the house looked fine when I did a quick walk-through with a realtor, when we moved in the house was dirty, the carpets and kitchen were dirty, and there were scuff marks all over the walls and cobwebs everywhere. I marked this in my walk-through report and sent an email. When I asked why it was not painted prior to move-in, they said that was something I would have needed to request prior to signing the lease (never heard of this before). The house

This company believes that complicating the process and insulting the buyer makes them look tough like they're "taking care" of their clients, when in reality they're only driving potential buyers away. We had a horrible experience trying to lease a property that was managed by them in Falls Church but thankfully ended up with a better one through a respectful company. Furthermore, after shopping around we did not come across any other company that required the first month rent as a deposit when applying before even getting approved!

UPDATE: After over a year and a half, I was finally contacted on Yelp by the business owner about my previous review. Although there were initially still communication/customer service issues when I called, I received a prompt email response when I emailed the owner directly. David was very responsive and actually agreed that we were wrongly charged, and a partial refund was issued. I was very pleased with his responsiveness and willingness to help and was told that there have been revisions to their policies due to other issues similar to mine.

In response to David's reply below -- thanks for your concern. If you could please train your staff to be equally courteous, I think you'd have fewer negative reviews. In addition, I would like to point out that yes, I know newly renovated apartments such as Avana (renovated 10 years ago, and I assume you used this example because it's my only other Yelp review) would be different from a townhome built 20 years ago... However, I've lived in much older housing (over 100 years old and certainly not renovated within my lifetime) that had fewer maintenance issues than what I experienced

Warning! WJD Management of Faixfax VA forces all applications to be filed using a third party called pay lease. They will withdraw your complete deposit before accepting your application and then hold your deposit hostage for 5-7 business days.

WJD Management knows the ridiculous burden this can hold on people and they do not care. They told me I should have read the fine print. Now I'm out $3,275 plus fees they charged and cant find a new home till they're third party they employ gives me back my money

We have been tenants for nearly 4 years. The communication with the management team is generally good and maintenance response time has been prompt. They have a convenient web portal for tenants. Sometimes, we find a phone call leads to better communication when needed. We have been happy overall.

I don't normally write reviews, but I had the worse experience with WJD Management more specifically Gina. We have been renting a town house for more than 8 years we take care of the house. We rarely contact them for anything, up until now it had been a great experience. We have inspections every six months and they have always been good. We recently had one and the inspector found a few things that needed fixing so Gina send out the most unprofessional email making us feel like we are terrible people and don't take care of the house. I understand wanting to make sure we understand it

Update:

Long story short, in the end, the owner, David had to step in. He was apologetic, and worked with us to "make it right." What I felt like should have been a fairly simple process ended up being a confusing mess with a lot of frustration on our end. Overall, after my interaction with him I'm hopeful that some positive changes will be made on their end. Our 3 plus years with them wasn't horrible, but I do think it should be known that they made our move out process tougher than it needed to be.

This is NOT a renter-friendly management company. WJD had us fooled into believing they had our best interested at hand until we gave our notice. As soon as they put the unit on the market for rent - WJD turned on us. Our time and our privacy were no longer respected as WJD searched for new tenants - they allowed realtors to enter our unit - still our home - at any hour of the day or evening WITHOUT NOTICE. They also found realtors texting us at 11am and 6am to show units acceptable and professional behavior. For us - this was not acceptable because we NEVER gave permission for our phone

The people at the office are responsive. The repair people are a mixed bag not unlike the real world. I have several properties under management, and overall, the pluses are ahead of the minuses and this is after several other experiences.

I work with a number of property management companies as a vendor and have to say that WJD is one of our favorites to work with. They are actually one of the easiest property management companies to get things done. They are organized and communication is good. Better properties than many other companies. I actually referred one of my employees to them because I know how well they manage properties.

I think some of the negative reviews are extremely unfair. Some items such as pest control are usually the responsibility of tenants and not the owners. Read your lease! It's also not the property

I rent one of their property. I moved to that one condo near to my work placed. I wasn't inform (obviously that the condo is infested with "roaches". As soon as i reported it they told me its tenants responsibility (of course) then eventually after spending money to pest control, the condo association has a project of every friday pest control of their roaches problem! I stayed for good 2 yrs! Wow, i coundn't imagine i lived in 2 yrs in that place.
2nd point, the carpet was dirty and old and walls of the condo is so dirty! I was told before moving in they will change the carpet

Be Cautious but honestly - just stay away!
I lived in a townhouse for 3 years under WJD. I've had better experiences with management companies.

Pros
-online maintenance requests
-online bill pay
-helpful with any tenant changes

Cons
-maintenance is a little too lax
-office hours are extremely inconvenient for anyone that works job hours
-move out process is absurd

Before moving in and out, ensure you take pictures of EVERYTHING (I mean everything) and while living there take pictures of things that may have broke and you fixed because even though its clean and you could eat off the floor

I lived in a house managed by WJD for over a year.

Pros:
-online maintenance requests
-timely maintenance
-online bill pay
-timely responses (email)

Cons:
-tenant is responsible for EVERYTHING in the house -- all utilities, sewage/pipes, lawn care, tree care, and small maintenance

-When moving out tenant is responsible for coordinating with potential renters to view the property..feel like another job was forced on me..when we asked to not participate in this they threatened our security deposit

As a current tenant, I would urge ANY future tenant to stay far, far away from this rental company.

While they were super helpful with a change-of-tenant in the middle of our lease (my roommate got relocated in the military), they have made the move-out process excruciatingly painful.

Once we let them know that we would be vacating the property at the end of the lease, they put my phone number available to realtors **without my permission** and have ignored all calls and emails from me asking that they remove it. They also require specific companies to "clean" the carpets in the house
