Coastline Home Inspections is owned and operated by WA State licensed and ASHI certified inspector Rob Renfro. Rob has been working in home inspection business for 13 years, completing over 6,000 inspections over the years for both buyers and sellers. His 12 years of maintenance and facility repair experience made him a perfect fit for the inspection business.
Our General Property Inspection starts at just $375 and takes about 2-3 hours to complete, depending on the size of the home. Our inspections abide by the Standards of Practice (SOP) stated by both ASHI and the state of Washington. After repairs have been made to defects discovered during your initial inspection, you may want to schedule a Re-Inspection for additional peace of mind that the home is now ready for sale or purchase.

This year I have probably toured 50+ homes. Maybe a third of them came with pre-inspections so I have reviewed a number of reports from various companies. We would not recommend Rob Renfro for an inspection on older homes. We were charged almost double what we expected for the inspection because our home is over 100 years old and for the square footage.
After he could not access certain points of the home, though, he would only return for an additional fee. We also learned only after moving in that some of the problems he pointed out were much bigger issues than we were led to understand from the inspection. I couldn't have been happier with Coastline Home Inspections. They, as well as two other inspectors, came highly recommended by my realtor. I selected Rob because of his repeat business reviews, you can come across credible in a first meeting but it's the passing of time that shows if major issues were caught. He showed up early and had already inspected the exterior of the home. Inspector has anger issues, rude and slammed my door and caused cracks in my dry wall. He showed up to my house looking exhaussted or hang over. I walked him around the house and I pointed out some major issues/defects with the house and he said he will not write those defects. Thank you Rob for giving us the information we needed to make a sound decision instead of a half million dollar mistake. After the inspection, we decided to pass on the property. He was able to determine that the work done in the remodeled addition was almost entirely non-professional--it had a ton of issues with electrical wiring (including non-permitted panels) and plumbing being done incorrectly and needed thousands of dollars in repairs.
