One great location in the heart of Oregon Wine Country's most celebrated town: two ways to experience it. 3rd Street Flats is a collection of 11 historic flats in downtown McMinnville-just steps above Oregon's most lauded main street-offering full and self-service vacation rental experiences in two of our community's most iconic buildings.

Independent spirits love our self-service flats in the Historic McMinnville Bank while those who like a little pampering are tailor made for our full-service flats in the Odd Fellows Lodge, offering a menu of services from our award-winning sister property, the luxury Atticus Hotel. 3rd Street Flats & the Atticus Hotel are two sides of the same coin, growing from the roots of our community in McMinnville, Oregon. Partners Erin Stephenson & Brian Shea started chasing the dream of creating a small, independently owned and operated luxury hotel in their hometown with the launch of a boutique lodging company in 2010.
Inspired by a cozy French pied-a'-terre, The 1st Flat offers an elegant home base for up to two guests looking to experience the best of Oregon's Wine Country. Located on the second story of the Historic McMinnville Bank-steps above McMinnville's beloved Third Street-this warm and inviting one-bedroom flat is an ideal place to settle in and get comfortable after long days exploring the valley.

Customer service was amazing, they were so attentive yet not in your face. The room was clean, the beds were comfy, there was air-conditioning, the price matched the value. Close to all shopping, food and drinks. I will definitely stay again.

Don't stay in unit 6. The layout is wacky and the natural light is limited. Second bedroom has no windows. The kitchen, living room are nice. Washing machine during our 10 day vacation was a blessing. Downtown location is great.

Absolutely fantastic trip. Attended the “outstanding in the field” dinner at Soter Vineyard. The staff were accommodating, caring, authentic everything service should be, and the room was a delight. The lobby of The Atticus Hotel, where I checked in, felt like a cosmopolitan meeting place that could have been in Dublin, Cuba or Paris. Loved it!

A very nice place. It's like having your own apartment away from home. Everything you would need is there. I would highly recommend a stay here if you are in McMinnville.

Spent two nights in the lovely Flat 9 for a Mom-Staycation. The flat was fully stocked with everything I could have needed to extend my stay. The beds were incredibly comfortable! The flat was clean and provided the perfect environment for a relaxing couple of days. Associated with the Atticus and right next door, all amenities were available if needed. Bikes, valet parking, a small convenience store, and a central location to wander around downtown McMinnville.
Everything is visually appealing and decorated with fine detail.
I will definitely stay here again and recommend to friends and family

We had a great stay at the 3rd Street Flats. The king bed was very comfortable, the studio was very spacious and cute decor. Location was perfect. Only thing was the bathroom was pretty small, but that didn’t bother us too much since we only stayed for a night and the kitchen helps extend the countertop space.

3rd Street Flats are positioned right above all of the action in McMinnville. I had the pleasure of staying in the 4th Flat: The Retreat featuring plush green velvet couches, exposed brick walls, and has an artsy vibe. With its own kitchen, living room and bedroom, each room in the flat was luxurious and comfortable!

My sister and I were gifted a stay at the 3rd Street Flats over the recent holiday. We were blown away by the beautiful design, the comfortable furnishings, the amenities, and the thoughtful touches. Everything we needed was there. Everything worked (hot water in sink and shower, plumbing, fridge). There was even a free set of laundry machines in a closet in the hall. The room was spacious and included a large closet. The only drawbacks were the noise of the refrigerator when it kicked on, and some noise from the street below - revelers leaving a bar, we suspected. Overall, we enjoyed our stay

Great place to stay, it's actually an apartment complete with living room and kitchen. Bed very comfortable, shower had an endless supply of hot water, or at least plenty for two people. Easy parking in a free lot
The homeless that gather behind the hotel like to argue at night but it wasn't horribly bad and I slept well.
Easy walking access to good coffee, food, beer and wine.

This hotel turned out to be much better than I expected. The space was perfect, fun decor, comfortable setting, cute artistic touches everywhere and had everything you need for a weekend away. I highly recommend this place. We will be back!

We were delighted by our comfortable, quiet "Aquarius" flat. Clean and spacious, the flat featured two bedrooms with comfortable beds. The living space has a full kitchen with a reasonable range of cookware.

The living room was large, bright and easy to feel at home in. The bathroom was super clean, large and homey.

We were here for the UFO fest, and 3rd Street Flats were a perfect accommodation for us. Thanks, fellow Yelpers! I wouldn't have discovered this place without your reviews!

I'm excited to return in the future!

We stayed in the Coco Flat and the Mix Flat. Our flats were plenty big and the beds were comfortable. That being said the place was like traveling in college again. However, for over $370 per night, in one of the flats the television should have worked for our movie get-together with friends. There was only an answering machine on the "24/7 phone and email service" promised. The tv "box" had to be totally replaced the next day so our movie meet-up was a bust. Label on the coffee (pot or cup amount/caf or decaf ) would have been nice as would have a tea bag and some water.

To be clear, this is not a hotel. This is a set of several apartments around the area that are rented out indirectly through a single company. It is basically Air B&B. I wish I had known that before I booked. I booked the 5th Flat, which is quite nice and spacious inside. No issues with the place itself other than the noise from the street and the next door neighbor through very, very thin walls. If you can get past that, the place is fine. But after I booked, I arrived in the evening looking for a hotel and could not find anything called "Third Street Flats." Only after I called

I stayed here during the Ufo fest in flat 2 Olio e Aceto. The location was absolutely fantastic and the flat was very nice even tho I felt it was tad spendy. The flat was really clean except for the previous guests bar of soap still being in the shower lol. The wine and chocolates were a great touch. The location is in the middle of charming downtown Mcminnville with lots of restaurants and wine bars close by. I really enjoyed my stay. I would definitely stay here again.

Not being familiar with the area, we took a chance and LOVED it! We stayed in Flat No. 10 (even though it was way more space than the two of us needed), but really enjoyed being able to spread out. We also felt very safe. Well-appointed and walking distance to great local shopping, tasting rooms, and restaurants. Cute, quaint town. We would return and recommend! Also - we were right next to the construction of the new hotel, but the crew ended promptly at 5. It was not a bother AT ALL.

3rd street flats was fantastic find in McMinnville. We stayed there one night on a visit to wine country and it was perfect. Check in was super easy. We picked up the keys at a coffee shop next door and that was it! The unit we stayed in was two bedrooms with a full kitchen, dining area and a huge living room. The only downside? One bathroom only. So...if you're staying for an extended time with a group of four it could tight, but that's a minor detail. The flat was super clean and well appointed. Both bedrooms had giant and super comfy beds. A little pricey but such a great place to stay while in Oregon wine country. We stayed in flat 11 - "Noir", and it was absolutely beautiful. One of those places that I wish I could mimic the entire decor for my own apartment (but I'm just not that creative). Our flat had absolutely everything you need but if you're only staying a couple of nights, you probably won't even use half of what it has to offer. I was impressed by the full kitchen, big bathtub and general spaciousness of the entire flat. The bed was a little too soft (personal preference) but fine. Absolutely spotless

What a fun place to stay! Right in the heart of the cutest town, McMinnville. You can walk everywhere from the hotel. The rooms are decorated so well and clean. We had friends stay in the large flat so we got to see a couple different rooms. It's great if you don't need hotel type service and want more of apartment style amenities. There's a bar downstairs, a coffee shop 3 doors down, and a healthy grocery store across the street! All you need!

We stayed in the 3rd Flat above the bank. Small studio suite - but awesome decor...fun colors..perfectly appointed. Highly recommend.
We will visit again.

NOT noisy.
Note, not for handicapped as you have to climb stairs.... BUT worth it.

Love the concept. Love the decor. Love the location. Love the welcome at the R. Stuart Tasting Room.
Wish every place we visit could have a set-up with living area and kitchen and sleeping quarters. So much more inviting than a B&B or a hotel, where you're held captive in your room. THIS IS SO GREAT, to have space.
We stayed in Flat 8 which is very roomy for 2 guests....really nice. Large bathroom with washer/dryer in closet. Bright white and welcoming kitchen, fully equipped. Comfortable King bed. Wonderful living area. Location could NOT be better. Centrally located to everything.

Owner is not being truthful, again. There was not even one attempt at calling me for an apology or attempt at resolution. Also don't be fooled by the owner reply, I posted only one picture of the parade of large delivery trucks, garbage trucks, 18 wheelers that were driving up and down that street at ridiculously early times. Even if the garbage company stops making early morning pick ups, there will be other several other sources of loud early morning noises to keep you from sleeping. If you read some of the other poor reviews, many of them reference loud noise outside the flats. I was

We arrived in McMinnville and tried to check in, they did not have our reservation. I realized that I messed up when I made this reservation online. (I made it for a month after our actual visit) However, the staff hustled to get a room ready and never made me feel like the idiot that I was.

The rental was lovely, interesting and comfy. The location was exceptional. Our stay was wonderful. We are eager to return!

We tried out these rooms for a recent trip to wine country away from the kids. We stayed in the bank building in the first flats. We were very impressed with the room. Very clean, more homey feeling than hotels, comfortable furniture. It was so nice being right on third street and walking each night through the town. I would definitely book a room again!

My husband and I stayed here for the IPNC event and to enjoy wine tasting in the Willamette Valley. We stayed in #10 - the Aquarius. It was lovely, clean and really comfortable for the most part. The owners have a convenient check in process which was extremely smooth - including recommendations for dinner on check in. The town is easy to walk and to find what you want or need and it's so close to the Linfield College where our event was located. I highly recommend staying here for convenience, comfort and for the privacy of your own place. You also receive a nice welcome bottle of wine

I stayed in the "Third Flat" AKA "The Pearl" for several weeks. The owners were great about reorganizing the schedule so I didn't have to move in and out due to conflicts with other bookings.

The color scheme was much more vivid than I like, but the location was perfect for me. It is rather over-decorated. This probably won't be a big deal if you're only here for a day or two, but most of the horizontal surfaces are full of decorative "stuff." To make room to move around without hitting things, I had to move most of it into the closet, along with fourteen
