Finding the right residential home inspector is critical to the home buying and selling process. Home Inspection requires attention to detail and dedication, to provide a quality report. At Atlantic Building Inspections, we strive to provide our clients with "Peace Of Mind" when buying or selling their Florida home in the Miami area.
It is a visual inspection of the structure and components of a home to find items that are not performing correctly or items that are unsafe. If a problem or a symptom of a problem is visible, the home inspector will include a description of the problem in a written report and may recommend further evaluation.
Homes older than 25 years should get a sewer scope inspection to check for major problems (homes built before 1980). Inspecting a home before your purchase is a critical piece of due diligence that you should do as a home buyer. One home system that is often overlooked is the sewer line. Normal home inspectors don't examine it, since it is buried in the ground and it requires special camera equipment to inspect.
The presence of drywall imported from China in a home is not considered to be the primary problem; instead, the Florida Department of Health (DOH) suggests people focus on the occurrence of premature and severe copper corrosion. DOH developed a case definition and a user-friendly step by step self-assessment guide so that a homeowner or inspector can determine if their home has the signs typically found in homes with this problem.
The Four Point Insurance Inspection also known as 4-Point Inspection is created after Hurricane Andrew struck Florida in 1992. It is performed on behalf of the insurance companies and, typically, as a requirement for the insurer offering protection to the new homeowner. After last year's barrage of hurricanes in Florida, the Four Point Insurance Inspection has taken on added importance.
