We applied for a unit in San Francisco. Shortly after submitting our application, they informed us that the owner had changed their mind. Instead of a full refund we received a partial amount that we had paid. Their specialist mentioned that it is nothing they can do and the software company is responsible for holding the rest of our fee.

My wife and I had a great experience with Boardwalk. They use a great online portal for payment and maintenance requests. We were lucky enough to work with Kristine. She was always very responsive, courteous, and eager to help us whenever we had questions or requests.
Moving out was pretty smooth as well. We did have an issue with Stanley Steemer canceling on us 1 day before we had to turn over keys but Kristine helped us come to a resolution. She additionally provided suggestions to help maximize our returned security deposit which we greatly appreciated as well. I would happily rent from them

They do not care about tenants. We had mold growing in our restroom and the inspector said it was due to poor ventilation. They applied mold free paint and since then have told us multiple times that they were going to install new fans, months have passed and no new fan. They have not landscaped the yard in months and weeds are getting to the point they are blocking the laundry room door. They finished painting the front 10 days ago yet the scaffolding still stands, blocking all light into my apartment. When you call or write a request they are either condescending or they give no time table. See

I had a terrible experience with Boardwalk Investments when it came to getting a lease signed for an apartment. While this company uses Rently to allow interested people to view rentals alone, I found it impossible to get a hold of someone to ask follow-up questions.
However, we had found the apartment we wanted so we submitted an application and paid the $45 fee. After calling all our references and running a background check, we got an email from Michael saying we were approved. YAY! I finally had an email to ask questions before signing the lease.

I have been a Tenet in a property managed by Boardwalk Investments for over 2 years and the customer service has always been top notch.
I recently locked myself out of my home, my wife and kids were away visiting family and I didn't know what to do. I called Kristine at Boardwalk hoping she was still in the office, it was about 545pm on a Friday. Thankfully she was still in the office. She was so friendly. She said she had a key and would come over to open the door for me. She made it to my house in 20 minutes and saved the day!!

TL;DR Sometimes, life happens all at once. With our wedding 3 weeks away, my fiancé at the time had just got a new job, and we decided to start looking for a place to make our home. In just 1 day, we visited the apartment, put in our application, and had our references checked out. Boardwalk Investments provided us a wonderfully smooth experience during this time of our lives when everything else felt hectic.

I have only met Marilyn once and hired her. This was based on the reviews I found on yelp. She has managed my 1 rental home in Pacifica for almost 4 years now and everything has been great. Great market advice on pricing my rental when a tenant moves out or wants to break a lease. I have family close to the rental and grew up less than 2 miles away but I wouldn't have saved money or achieved better results if I did this myself and I am a full time real estate broker for 14 years and personally manage my own rental properties in Los Angeles. Marilyn was my property manager for close to eight years and I can honestly say that those eight years were the easiest renting years of my life. The initial application process was quick and simple and she handled any and all requests as quickly as humanly possible. She understand requests for repairs and improvements and is very reasonable. She gets what it's like to have your refrigerator crap out on you!
Above all that, she's probably the nicest person you can possible work with when it comes to renting. Nothing but positive things to say!

Marilyn is really the best landlord I've ever had.

But seriously, I have nothing negative to say about the ship she's running over at Boardwalk Investments. Any problems I've had in the 2 years I've stayed at my apartment, she's been quick to answer the call.
Leaky pipes? No problem. She sends over a plumber the same day even if they are off duty. Broken garbage disposal? Inoperative sprinklers? Missing garbage bin? Old refrigerator? Marilyn to the rescue. (Thanks for the new fridge!)

My girlfriend and I applied for an apartment through Boardwalk Investments. We were given a cell phone number (650-355-5010) to contact them with questions. After we heard nothing about our application status for 2 weeks (which is almost unheard of in San Francisco), both my girlfriend and I tried to call multiple times and left multiple messages with no call back. We put in a $70 application fee which we were told would NOT be deposited until we were accepted as applicants.
