Tenants can easily submit maintenance requests on our website or they can email, call/text our property manager directly 24/7. We put our best vendors on the job, whether it's routine or emergency maintenance.
We offer leasing services even if you want to manage your rental property yourself after the vacancy is filled. In light of the pandemic, we are currently scheduling individual showings as per the guidelines and procedures set forth by the California Association of Realtors (C.A.R.) to ensure the safety of the public.

First, he was clearly not reading my emails to him when giving him my availability for a viewing. He kept pushing for a viewing the day of when I repeatedly told him it would not work for us. After lots of unnecessary back and forth with him, he finally decided to read my messages, we agreed on a time for the next day where he would meet us at the place.
Next day comes around, and my partner and I make the trip to Pacifica from the South Bay after work. We get there and no one is there. I call and

All Property Management has been great during the entire 2 and a half years that they were our property manager. They always responded quickly and took care of everything immediately. I ended up going to an open house for an apartment years ago and it wasn't the right fit for us but John at All Property Management, who was showing that apartment, listened to what I liked and didn't like about it and suggested a place that he thought would work better for me. Sure it enough, it was the perfect fit and we are only leaving now because we bought a house. All Property Management goes above

I rarely write yelp reviews, but in this case, I had to. We moved to Pacifica two years ago and rented a house through All Property Management. We came from a house where the owner neglected his house and was completely unresponsive. All Property Management was such a breath of fresh air. John Rice Jr is professional, incredibly responsive, and makes renting our home simple and straightforward. The house we rented was beautifully maintained and in a great area. We moved to the US two months ago from the U.K. And we're unsure of how things worked as far as buying and renting property. However we found a property for rent by All Property Management and they have made everything so easy for us. John has been so helpful, he has answered calls, emails at anytime day or evening. He has resolved issues and offered advice. I to don't know why people have given only one star. We plan on buying property in this area and I wouldn't hesitate to use APM again.

As a renter, I can appreciate a property management company that takes care of its tenants. I had previously met John Rice by renting through All Property Management for a year. They always responded quickly if I had concerns or needed assistance. John and Holly are great and have always been pleasant to deal with. When I was ready to purchase a home, I decided to use John. John and Holly are great at finding properties when you are trying to find a place ASAP. I have been pleased with their efforts to locate places that meet my needs.
Holly and John are both great to meet in person. if there are repairs that need tending to- it is better to be proactive. Going in to their office and talking face to face is more effective than E-mails.
I don't understand why there are such extremely negative reviews. Their response time has improved in the time that i have worked with them. I also have to add that if you are a renter sometimes it's the owners of the property

If you're looking for responsive management that is truly going to look out for your best interests, you better look further! I should have known to look elsewhere when Holly scheduled us in to see our soon to be unit with John and he never showed. We truly love the area & fell in love with the unit so I worked for it.
We originally looked at an upstairs unit. John noticed we had 2 young children so we were offered the downstairs unit as it would be available within the next few months. Sweet! All was fine and dandy! Loved the maintenance guy, Leo who was the most responsive of this

I have rented from All Property Management for over 2 years now and I have nothing but wonderful things to say about them. They are reasonable, understanding and completely courteous every.single.time. we have dealt with them. With rent prices skyrocketing through the roof, they really are fair when it comes to asking for a reasonable rent amount. Holly is the nicest person to work with and is always looking out for not only the landlords, but the renters best interest which is no easy task. I'm surprised at the negative reviews. I've been a tenant for over 3 years and they always take care of me, Holly and John have even gone above and beyond what they are hired to do. I recommend them to all my freinds. Issues have been dealt with in an acceptable time frame. When my water heater exploded, I had someone, Leo, here within 20 minutes. And even though rent prices have gone through the roof here in Pacifica, they have not raised our rent. Really they are great! No complaints.

Beware renters if you're dealing with this property management from Pacifica....They do not care about their tenants.
I'm a tenant at one of their properties and I asked for the garbage disposal to be fixed for a week now and no response. I sent a follow up e-mail and VM's yesterday and still no response. This is really unacceptable from a property management and thought it was necessary to give them a bad review to warn others.
