Guardian Home Inspection Services LLC specializes in residential inspections covering Westchester, Putnam, Rockland and Duchess Counties in New York, and Fairfield County in Connecticut. A professional home inspection gives you an independent, unbiased evaluation of the major systems and components of a home. It will also identify any problems and potential solutions, so that you have the facts you need to make an informed decision. Depending on the size and condition of the home, a thorough home inspection will typically take between two and three hours.
Radon level analysis - We place one or two activated charcoal canisters in the lowest livable area in the home. We remove the canister(s) 2-6 days later, have it analyzed by a radon testing facility and apprise you of the results. Septic Dye Test - We add a dye to the septic system and then run 50-75 gallons of water per bedroom through the system to check for bleed out, surface water and/or odors.
Thermal imaging measures radiated infrared energy and then converts the data to corresponding maps of temperatures, referred to as thermographs. Thermographs provide temperature data at each image pixel (over 17,000 detectors) and typically, cursors can be positioned to each point with the corresponding temperature on the screen.

Jay was awesome! Originally, we didn’t think we would be able to be there during the inspection, but at the last minute my wife was able to be there. So, when my wife got there we found out Jay had already finished the inspection and moved on to his next appointment. Jay called me and said he had no problem going back and sharing some of the things he found with my wife, which he did! This was a newly built home and instead of going into the inspection with the mindset of it being a new home, Jay inspected it as if it was 50 years old! Jay was excellent. He was very helpful in pointing out issues with the home as we went through the inspection. He also told me how he would list the critical items first.....marginal items next.....and acceptable items last. This made it VERY easy to read the report. When we bought our home eleven years ago, we used Guardian's inspection report as a guide for necessary repairs and remodel. Since then we have had an inspection every 2 years to make sure we stay on top of every little thing and when we receive our report, we are confident we know the condition of the house and can make any minor needed repairs.

Jay was very professional and explained everything he found in detail the day of home inspection. He made us feel well informed and comfortable with the home we were purchasing. The report was well detailed including pictures so we don't have to remember off the top of our heads what needs to be addressed after we move in.
