Our owner/operator, Don Smith, is a nationally certified home inspector living and working in Greater Cincinnati. Don has more than 30 years of outside sales experience throughout the eastern United States. Over the past 10 years, Don has personally worked as a General Manager for a poured wall/foundation business in Cincinnati.
Each full inspection comes with the usage of aerial drone photography and thermal imaging free of charge! This full inspection service includes a visual examination of everything that's visible and accessible. It also comes with thermal imaging and an aerial drone to get a full picture of what's right - and wrong - with your future home.

At first I was impressed but after owning my home for 6+ months, there are several things our inspector should have caught that we could have used for bargaining and saved money. For instance, our furnace had 2 cracks in the heat exchanger- not conducive for safely heating a home. Wish the inspection was more thorough but we were in a bind and needed someone that was available.

Don Smith is highly qualified, knowledgable, prompt and very open to customer observation in his inspections. I have used Cincinnati Certified Home Inspections in both 2017 as a seller and in 2018 as a buyer with much satisfaction and very detailed reports. His prices are very reasonable.

I am Greg's father and I specifically asked Don to go on to the roof for inspection and he would not stating that it looked fine from the ground. How can you do a roof inspection from the ground? Yes we could see that the flashing was rusted and that a few bricks need to be replaced on the chimney as noted in Don's report. Anyone can see that from the ground. What you can't see is the cracked membrane on the roof (definitely not new since the inspection), standing corner water, the leakage and the $2,000+ repairs that have to immediately be made to the roof. These are very clearly visible to anyone

The seller asked that we go with an inspection that was already performed so that closing could occur quickly. Seeing the good reviews online we expected the inspection to be accurate. Unfortunately major plumbing issues were completely missed and the repairs were costly. I would advise anyone considering Cincinnati Certified Home Inspections to look elsewhere if they don't want to be hit with unexpected expenses down the road.
Edit: To clarify I'm aware that Inspecors do not make repairs. My issue is that repairs that needed to be done were not noted on the inspection report. Including a pressure

Don was fantastic. Not only did he come out on a Friday evening to work with my schedule, but he spent four hours walking through every inch of our new home before we purchased it. It gave us complete piece of mind. There were a couple technical areas where Don didn't have deep expertise, but we wrote those up as concerns and we got a subject matter expert to look at it. I appreciated that he didn't try to bluff his way through. He was honest and told me that we should get a second opinion. I appreciated the honesty. Fantastic experience and I would highly recommend Don.

Did a long distance home purchase. Was professional and timely. Job cost ~$300 some. Originally wrote an excellent review with a 5 rating. Now we've lived in the house 5 months and have found some "pitfalls" that we feel an inspector should have caught. The items the inspector did not catch include:
*roof damage by the chimney as well as a couple bullet holes that caused significant ceiling leakage after heavy rains
*cracking and missing cement from bricking along chimney and exterior house
*3 faucets to the outside had not been "plumed" for distributing exterior water
*Asphalt butting up against

Cincinnati Certified Home Inspections and Don did a great job with our first home inspection. Prices were very reasonable and Don was extremely patient with us as we are first time home buyers. His work and reports are thorough and detailed. The reports included clear pictures with descriptions too. He even took the time to not only explain many parts of the inspection but literally show us. No surprises throughout our time working with him. Job well done!
