Our services begin with the initial inspection and preparation of the property for leasing.
After your lease expires, it automatically changes to a month-to-month agreement. If you do not want to move, you do not need to do anything. If you would like to sign another year lease please call the office at (254) 870-0101 to request one. 2. Once you have decided to move, you will need to give Management at least 30 days written notice.
We understand and apply the correct federal, stat, and local laws, keeping you and your investment safe. I have nothing but amazing things to say about this company. I’ve rented with them for a year and a half. When you need anything they are there. They take good care of their residents and they take the time to sit down with you explain every detail to you. Also once your lease is up they give you a month to month option which is so helpful. Chelsea the front desk manager is absolutely so helpful. Any questions you have she is right there to help answer them. Just an all around amazing company to rent from. They are all extremely kind and very professional!! They solve any maintenance issues fast

My husband and I put a deposit and application fees down on a duplex that we were going to rent from Alliance. We were told that our move in date would need to be moved up as the property manager wanted the duplex rented asap. That was perfectly fine with us, just needed to be negotiated. We were told a week before we agreed to move that the property had been rented, and that we could rent another property, because of their error in not communicating. Now we are out $80 application fee, and are waiting on our deposit to be returned and have to find another place to live within a week. I do not

I waited to post a review until we had lived here for a half year. Needless to say, I would definitely recommend Alliance out of all of the Waco property managers I have worked with. While there were a few problems when we first moved in with our place, those were problems caused by the owner and not Alliance. And Alliance did everything they could and helped fix a lot of these problems for us in a timely and easy manner, communicating with us all along the way. Don’t listen to the bad reviews - Alliance is great!

I had a really good experience. Management was real responsive to all my needs. Rent was affordable for what I had. It was a very nice duplex in Hewitt.
Lease is tough to get out of though, and ended up paying out the remainder of the lease. So be aware of that. But that's just business.

From a tenant's point of view, these people are awful. They took over my lease and sent a letter saying nothing would change for us (we were on a month-to-month by then) and that was a lie, almost immediately they began trying to change how I paid rent and I had to "prove" I even had a lease. Then, they lied to the property owner when I moved out, told her I'd left the house filthy and ruined the carpets, when in fact, I paid for the carpets to be steam cleaned and also employed a house cleaner for the move out clean up; I have receipts- I was there, and I know it was spotless

Renting from this company has been a terrible experience. We moved from out of state; they would not permit us to sign a lease until we had made a nine hour drive to view a unit. They then did not have any of the units we requested. Upon moving in, there were a host of problems with the apartment. The siding on all of the doors was coming off; many of them would not close. The sink constantly trickled water; we turned in three separate maintenance requests, but the problem was never resolved. In late May, our AC went out. It took them a week to replace the unit, and then it took them longer to

They can't fix anything, they don't care about you or your family if they suffer only for the money it's a really sad company... I wouldn't recommend it to anyone.. our house sits at 90 degrees temp. Inside and apparently they can't do anything about it. Then expects rent from us... There's more to it than just the AC unit... The toliet finally had it fixed and our lease will be out at the end of August. We had to clean the entire house before we moved it... Ants lived in the carpets and the walls... They gave us a whole list of what to do to the house before move out or we dont get deposit back

If I could give this place 0 stars I would. The management is terrible and very unprofessional. DO NOT lease with this management, I repeat DO NOT. They will charge you randomly for late rent and when you try to speak with the receptionist about it, she just takes your number and the issue is ignored (which I still have yet to receive a call back and this was in April). Also, you’ll be waiting for two weeks or longer for anything to get fixed. Last but not least, good luck trying to reach the property manager for anything.

I have leased out my house through Alliance for over 2 years and They have made everything so easy and headache free; from the initial listing to handling maintenance and finding tenants. Twice they have called/emailed me to tell me that a tenant was moving out and each time they have found a new tenant within 24-48 hours. Wish I had more properties that they could manage. They make it look easy while I keep getting paid! Highly Recommended.

I wish I could give this place zero stars. The people I dealt with were horribly rude. They are not easy to get a hold of and when they said pet restrictions they could have easily just said we only take dogs that fit in your purse. I don't understand why my agent knowingly took my application when I have a large dog and process it only to hit my credit and go oh your dog is too big we can't allow you. Also he's a service dog. So this is also another issue. Even if in the future they change things up again I will never trust handing them any sort of paperwork.

I have been renting from Alliance for about 6 months now and it has been nothing but a positive experience. I had a non-emergency maintenance issue and it was resolved within 48 hours. It's tough to find a good and reliable rental company in Waco. I highly recommend contacting them for any and all rental needs!

Horrible company! If I could give zero stars on this review I would. This company does not make your payments on time and will hold your money until they see fit to deposit it. This is my last month with them, and I cannot wait to be rid of them. Currently, I am waiting on a payment that my tenant paid on February 1st. This is not the first time. Choose Brad Harrell if you want bad customer service and late payments.
