Services
Grant Associates, Inc. is a full-service environmental services business specializing in real estate due diligence, environmental assessments, and remediation associated with commercial and residential real estate. From the outset, Grant has provided a vital service to owners, buyers, and lenders by evaluating and managing the environmental risk associated with commercial property acquisition and finance.
Environmental Site Assessments (ESAs) focus on identifying potential environmental liabilities associated with a commercial property based on extensive research of current and historical land use, ownership, and business operations. Critical business decisions are made based on the data generated by the ESA process.
The Phase I ESA involves evaluations of potential risk or liability in association with on-site hazardous waste or petroleum contamination, migration of contamination from surrounding properties, and on-site regulatory compliance. Grant performs the initial investigation to identify potential areas of contamination by reviewing past land use and current activities conducted on-site and at adjacent properties.
The primary purpose in conducting a Phase II ESA is to evaluate any recognized environmental conditions identified in a Phase I ESA or Transaction Screen to provide sufficient information regarding the nature and extent of contamination.
The Phase II ESA is completed to assist in making informed business decisions about the property; and where applicable, to provide the level of knowledge necessary to satisfy the innocent purchaser defense under CERCLA.Specifically, the purpose of this investigation is to obtain a better understanding of the potential environmental liabilities for the property and the financial impacts of such liabilities.

The Transaction Screen represents a reduced scope of work from the Phase I ESA and is designed to provide an initial indication of the environmental condition of commercial real estate. The completion of a Transaction Screen is intended to satisfy the appropriate inquiry requirements of CERCLA's innocent landowner defense and is considered to be a commercially prudent assessment.
