Haily Siebenaler opened Jakobson Management Company, LLC in the spring of 2016. Since then, our goals have been simple, to offer clients exceptional services and provide tenants with clean, well maintained housing which has contributed to our success thus far. We do not aim to be the largest company in town, but we will be the best.

Rent is due on the 1st of each month, a 10% late fee will be charged on the 5th at 5:00 pm. A major water leak, furnace failure, fire, and tenant locked out are all considered emergencies. Please contact the Emergency Maintenance phone (269)370-3558 if any of these circumstances arise. When locked out, a tenant may come into the office during business hours and purchase an additional key (if available) for $5.00.

We decided to try a management company and gave Jakobson Management Company (JMC) a few of our rental properties to manage. The Management fee was only 8% but this doesn’t mean anything. The following is what we experience during one year with Jakobson’s Management:
1. They repeatedly made mistakes in charging us double or triple management fees and when I brought it up, they said it was a computer glitch. They continued to have “Computer glitches” until the end.
2. They charged us $200 per property to generate one 1099-Misc. So, if you have four properties, they will charge you $800 to put the amount of rents received in one 1099-MISC. Moreover, the 1099 was incorrect; it was inflated to show they had paid us more rent, over 12K so I requested to have it corrected. They sent u a corrected 1099, but we are not sure if the corrected 1099 was sent to the IRS.
3. Be aware that they take commission from late-payment fees. The truth is if your property management receives commission from a tenant’s late-payment fee, Jakobson is being rewarded for not doing their job. What motivation does Jakobson’s have to encourage on-time payment, if they make more money from late payment? JMC keep the entire late fee and if the tenant doesn’t pay it, they will take it out of the rent owed to the owner.
4. Like the tenant’s late payment fees, charging a lease violation fee to your tenant is a penalty. It is the property management company’s responsibility to make sure the tenant follows the lease. So JMC keeps the lease violation fines such as city fines. In other words, we the landlords are losing money or suffer property damages and we the landlords are not even entitle to the revenue generated by lease violations.
5. We are proud to maintain 40-month rental certificates in all our rentals with the city of Kalamazoo. However, Jakobson’s management caused us to lose our 40-month certificate because of a no-show with the city inspector, so the cert became a 12-month rental certificate.
6. Jakobson’s management doesn’t provide you with the invoices from the vendor’s doing the repairs because they inflate the repair charges, often more than double.
7. When we took back the management of the properties the tenants complained that the employees treated them badly. If they were not able to pay rent online because the system was down, Jakobson’s would proceed to charge a late fee (10% of the unpaid rent) to the tenant and JMC keeps it.
8. You will wait three months after the actual contract cancellation day and JMC will charge you for all sorts of things at the end making sure they keep all the rents they owe the owner. The check I received is in the amount of $0.20.
9. In summary, we had to scrutinize every report and babysit their work. You hire a management company hoping they will do their job but in fact you must inspect their reports closely and thoroughly, reports that are very confusing. I am glad we are computer literate, and we were able to find their mistakes and bring them to their attention. I have documentation to prove this review is accurate.

DO NOT rent with Jakobson Management. When I moved into the unit, I began to notice that the property around the house was not well maintained (even though it says in the contract that it will be maintained by JMC), and the inside was even worse. I had to do much of the upkeep and maintenance myself, and when a work order was put in, it sometimes took months for them to complete it. The communication was horrible - it was rare for them to answer the phone when I needed to speak with someone, and they did not disclose charges that were later added to my account. THEY WILL CHARGE YOU FOR ANYTHING

Showed lack of urgency and I barely got through to anyone. I rent. I'm not a homeowner, but we had to move the leaking ac unit out ourselves and have to somehow dissinfect the almost 5 year old carpet. We are a busy hard working family of three and would appreciate if our new landlords in Kalamazoo showed more care toward their tenants. The night maintenance also never forwarded my note from 12:30 AM. By the time the transfer lines turned on well after noon No one seemed to know we needed someone out here .On top of that when hours open at 9 AM through to noon or better the transfer line is turned

I have nothing but good things to say about Jakobson management. They have always been very helpful from leaking pipes to their immediate responses for little inconveniences I have found while living in one of their managed units. I have never had any problems with this company and absolutely love my place here in Kalamazoo. My family and I have been using Jacobson for over 3 years now. They have treated us like family, every step of the way. Please be careful when you sign a contract with this group. They ask for the right to collect late fees from the tenant and even if the tenant does not pay, they charge the landlord for late fees. Poor communication, excessive maintenance charges - some I am sure was not even legitimate AND surprise expenses after the fact - I had to pull out of the contract after one year.
