VanDyk is proud to offer Jumbo Loans for the purchase and refinance of homes. Jumbo Home Loans typically require good credit history, asset reserves, strong employment history and low debt ratios. We require as little as 10% down for Jumbo Loan Amounts up to $1m (with zero PMI), and just 20% down up to $2m loan amounts.
Recent legislation has increased the VA Loan Limits for many counties to help Veterans in higher cost areas utilize their VA benefit to purchase a home with a zero down VA Loan. More importantly, the VA Guarantee available for Vets is higher in those high cost counties as well. For example, in San Francisco (and much of the Bay Area), the County VA Loan Limit is $679,650.
FHA Loans are able to accomodate more Homebuyers with lower down payment options for Purchasing a home, and also allows more Home Owners to Refinance than past decades. FHA Loans are available in High Cost Markets up to $679,650 and allow you to purchase a home with as little as 3.5% down payment, or refinance with 2.25% equity (97.75% LTV).
