The project celebrates the confluence of commerce, culture and the newly re-opened canal with the introduction of a "City Room". The architecture, the landscaping, the colorful art, even the LEED designation reflect the values of the local community. Beyond The Strip there's another Las Vegas, an affluent residential community with an ever-increasing population.

Mixed-use developments, situated at the intersection of demographics, finance, real estate and public sector demands, are tasked with the agendas of their diverse partners. Developers, merchants, hoteliers, entertainment giants, corporate office tenants and even parking garage companies all vie for an advantage in identity or access.
For centuries shopping has been a catalyst for social gatherings that have captured the public imagination and inspired exceptional civic spaces and buildings around the world. We believe it still should. From our earliest commissions we have been evolving the retail prototype, continually exploring new ways to re-imagine the commercial model to create engaging community assets.
Re-purposing requires patience. We finesse new and old in ways that are subtle and transformative. Respectful of the existing structure, we definitively create contemporary architecture. Expanded segments and fresh uses are designed in sympathy with the existing context, yet they stand on their own.
