Source Capital is by far the best non-prime lender around (and I used to be a mortgage broker). Ryan was an absolute pleasure to deal with right from the start. It may have been the smoothest and easiest mortgage transaction I have ever dealt with.
From start to finish it was about 2 weeks from application to close of escrow. No BS, very upfront about the deal and NOTHING changed in the deal. Fees and rate were better than expected and better than similar lenders. Once we were in processing Marie took charge of all the paperwork, very on top of things and also was an absolute pleasure to work

Sacha at Source Capital Funding delivered even earlier than promised. He was able to fund within 1 week and help me out. This is just incredible and unheard off. I have dealt with many other lenders, big banks, credit unions, and of course hard money lenders. These guys were honest, upfront, and highly professional.
The required documentation was minimal and the processes was so easy compared to any type of loan I applied for in the past 20 years.
The terms of the loan were also great, competitive rate, no prepayment penalty, and the points were low....and most of all I needed the funds

I wanted to do cash out refinance on my home as I was looking to expand my family business. I called Source Capital I talked to Sacha Ferranti and told him what I wanted to do. I told him my credit was not good as it showed a foreclosure a year ago. I asked him if it was possible to get cash out refinance with my credit. Sacha told me he was the lender, he also told me not to worry that he will get me approved within 24 hours. He was amazing; and I had a commitment before the end of the day. I was not aware of any title issues on my property until they pulled a preliminary title.

One of the owners/partners of the company was very rude and spoke down to me as we discussed rates as being bait and switch. He was offended, but claimed he had to underwrite the loan before stating a rate even though his previous coworker said it would be the rate that was advertised for the amount I was seeking. Also, he said he would send me the application, but didn't. Seems he didn't want my business based on his treatment of me and his lack of follow up.

We have closed multiple loans with these guys over the past five years and have had mostly good experiences. However, they recently stuck us with an almost $2000 bill over the fine print on a refi transaction that was not required. The loan was never closed and they still got paid. We expected better service from a longtime business partner. A win-win approach to business is not a primary value of this company. Buyer beware.

I got two hard money loans from Sacha at Source Capital. I haven't had any problems with him or the company. Each time I spoke with Sacha he always came off very professional and to the point. He answered my phone calls and emails usually within the same day which made me comfortable to know that my loan was moving forward towards funding, or if anything else was needed.
