You'll learn things about the condition of the house that you won't find out any other way. A good home inspection will determine the condition of the all major systems of the house, top to bottom, inside and outside. A good inspection report will detail these conditions clearly, in plain, everyday English along with pictures so you can identify the problem area.
If you are purchasing or own a home that is 30 years or older, it is likely that your Insurance company will request that you provide a 4 Point Insurance report. The intent of the report is to identify the age, condition and remaining life of these four systems in a home so that the insurance company can have a better idea of the insurability of the home.
In 2007 the Florida Legislature approved an amendment to: 627.0629 (1) which stated "A rate filing for residential property insurance must include actuarially reasonable discounts, credits, or other rate differentials, or appropriate reductions in deductibles, for properties on which fixtures or construction techniques demonstrated to reduce the amount of loss in a windstorm have been installed or implemented".

We contacted Scott because he was close to where we were buying our new home. From start to finish he was knowledgable, professional and honest. We were purchasing a new home from Lennar and asked 360 Home Inspections to do a pre occupancy inspection and are so grateful for the care and professionalism in doing the inspection. He spent approximately 3 hours inspecting the quality of construction, cosmetic issues, missing items, and most importantly a safety issue that left as is could have been a serious fire hazard. After searching and reading reviews, I chose 360 based off of the customer raves. I’m so glad I did! Scott completed 2 different home inspections for me (the first house fell through) and he was very thorough and informative with me. Being a new home owner, he took the time to explain the different components and how they worked with me, ie. the pool pump, garbage disposal, etc... His wife Beth was so nice and always got back to me quickly. If I had to do it all over again, I would definitely still chose Scott! Thanks again!

My husband and I have been on the hunt for our first home and needed an inspection done. Our realtor had this company listed as a reference to see if they were the company for us and we don't regret making that call to them. Scott and his wife Beth are the best. When you are in Ohio and need an inspection in Fla. you must have someone there you can depend on. As an Engineer, I will say that I could not be more satisfied with the professionalism, service and communication that I received from Scott. I have used Scott on two properties now that we were interested in buying. The first house he inspected for us had some major repair to be done, which the sellers didn´t disclose, so it´s the best money ever spent! We´ve got an honest inspection and thorough walk through of the house, and he answered all the questions properly. The report was presented to us on the same day as the inspection, so that´s all good. Would definitely use recommend Scott to anyone!

I can not say enough good things about Scott. Rather than write 3 paragraphs telling the whole story (which I easily could) I'll be short and direct and hope my words carry enough power to influence your decision to give this guy your business.
You will NOT find a more honest, sincere, proficient, professional, and thorough home inspector.

Scott is extremely genuine and knowledgeable. He was prompt at getting back to me, and was able to work with my wife's and realtor's schedule to make sure the inspection was completed in a timely manner. His report was very comprehensive and sent to us the same day of the inspection. He was great with us first time home buyers, and was willing to answer even the smallest questions with absolute patience and understanding. We will continue to use Scott and 360 Home Inspections in the future for any home buying needs.
