I am disappointed with Brooks Real Estate. I had such lofty expectations for this company and thought they would be a great HOA, but so far the service has been substandard. I reported the lights out in our breezeway nearly a month ago and they have still not been replaced. I’ve also reported about trash in the breezeway since July and it is still there. I was told that I should be able to get it up with some hot water, but when I bought the condo, I was told that I was responsible for everything on the inside and the association was responsible for everything on the outside. Over all a good experience until we moved out. They deducted over $1000 from our security deposit for charges for mold / mildew from The Drying Co. to correct the problem. The Drying Co. really did not do much except look at the problem. There is nothing in the lease that says that the renter is responsible for repairing a mildew/mold issue. It is the responsibility of the owner to pay for correcting that issue. I have appealed to Brooks to refund the additional security deposit. I hope that they and the owner will do the right thing so I don't need to get my attorney involved.

Lying sack of crap. When it comes to rental properties. Happy to take your money and then when you clear from the property, they steal your deposit by nickel and dime. I have never felt betrayed by a company as bad as I did this time. They are charlatans. No communication from realtor. About supposed discrepancies until after it was all said and done. Didn't even get a chance to try and fix their claims. And then when I called. No response.

Moving out I got charged for four more days of rent for no reason. Also to remove tape marks and clean a tub that had been clean repeatedly and was clean still cleaned for inspection they charged me over $500!!! With no explanation. The house was spotless when I left and sold quickly for it. ... Sad ending to this business transaction they weren't too bad before then but this leaves and awful stain though.

I would do zero stars if Google allowed. Please look elsewhere before renting through this company!! They are a great staff upfront, but I'm honestly telling you to look elsewhere. I have a great job, great credit score and ended up renting a house in a remote area because of the land. This house sat vacant for a long time and when we did our first walk through we could tell that nobody had been in the house in a very long time with the musty smell and years worth of leaves piled up on the house and yard (yes, years worth). Beware of Brooks Property Management! We applied for a home to rent, and were told there were no other applicants. We paid the application fee ($100 for me and my husband), emailed and called to follow up. Several days later, we were told they had chosen to go with a different tenant that applied after us. Not because we weren't qualified or there were any issues with our application--they allowed others to continue applying for the home and selected a different tenant after collecting fees from everyone that applied.
