Andrew M. Zacks specializes in San Francisco real estate litigation, including landlord/tenant, residential rent control, neighbor disputes, purchase and sale disputes, non-disclosure matters, land use regulation, land use permitting, property rights, the Ellis Act and appeals/challenges to local ordinances and administrative decisions.
Scott describes himself as a real estate problem solver. He regularly represents property owners in disputes involving purchase and sale transactions, construction projects gone awry, difficult tenants, and boundary lines. He also advises homeowners involved in neighbor and co-owner disputes, including TIC and condominium conflicts.
Ryan J. Patterson's practice focuses on land use, zoning and permitting, real estate litigation, and environmental litigation. He regularly represents clients before the Planning Commission, Board of Appeals, state and federal courts, and various government agencies. Ryan's clients include both project sponsors and project opponents, giving him unique insight into the goals and strategies of each.
Gael's practice focuses on real estate transactions and dispute resolutions related among other areas to landlord-tenant law, Tenancy-in-Common (TIC), subdivisions, including condominium conversions, and real estate business formations. Gael represents clients in drafting residential and commercial leases, CC&Rs and TIC Agreements.

Justin Goodman recently helped me with a tenant buyout. He was great explaining what was happening and getting all necessary paperwork completed. People who are never know what is a trust happen in every case between the landlord/ tenants and make a judgement to all the landlords fault. It was totally unfair to the landlords.

So I get a 60 day notice to leave based on a contrived effort to classify me as a lodger thereby giving me no just cause protections
. Wonder how much he charged them because the description of my apartment is incorrect and the address put is not my address per the landlords own description. Oh lord what a headache this will be

This firm had been recommended by one of my real estates lawyers in SF in order to help on an owner move in situation.
They have been incredibly unresponsive, in particular Justin Goodman who was supposedly in charge of my case.
At the end of the day they never delivered on what they've' committed and wasted 2 important months in my procedure.
I have never experienced such an unprofessional behavior from lawyers (and I've been working with a lot of them).

Trying this again. Having hired multiple other landlord attorneys who have failed to help me with my issue (my tenants came back to claim "wrongful eviction" after they moved out of our condo and we sold it), I recently found Andrew Zacks and company online. I am now hiring Andrew Catterall to beat back the so-called tenant attorney who infamously preys on SF small property landlords. I have faith that he will succeed.

We reached out to Mr Zacks' firm when our tenant backed up on a promise to vacate our family home after the demise of our mother. Mr Andrew Catterall was available for a consultation and made us feel immediately that we had made the right choice in law firms. Tenant, Through her attorney, demanded $100,000 to vacate the property. Tenants attorney absurdly called it a win win. We spoke with Andrew who gave solid advice throughout the process. We needed two more follow ups with Andrew before the tenant finally vacated our property with NO buyout. Unique situation but nonetheless Andrew helped

Z, F, &P.... Specifically Andrew, $500/hr base fee, for results that are worth MAYBE half that. He is more focused on getting home at the end of the day/for the weekend, than getting the client results. You'll leave the experience down money and disgusted after dealing with Mr. Zacks. There are plenty of quality law firms in this world class city, but Andrew and his work is not indicative of that.

I hired Andrew Zack with the idea that at his high rate he will get me to my goal of getting my fraudulent and unethical tenants out of my personal residence. However 5 months and $6k later he dumped my case when I questions his billing practices and all the strategies he recommended which only depleted my retainer. He does not clearly communicate the consequences and the pros and cons of the actions he suggests. His useless actions only made my case weaker and the tenants stronger.
