Angel Oak Home Loans was very easy to work with. They were prompt at answering questions/concerns, friendly, and the process was very easy. I was able to upload all the documents they needed via a secure website link by dropping the pdf's into the system. I thought buying our dream home was going to be a hassle, but it proved to be quite easy.

Thank you to the entire team that helped us get thru the process with ease! Kristian and his team are amazing! Our Bank Statement product allows eligible self-employed borrowers to qualify for a home loan using personal or business bank statement submissions. Tax returns are not required. Our Portfolio Select product is a full doc mortgage loan for homebuyers who just miss qualifying for Prime guidelines.

Conventional mortgage products are government guaranteed and offer options that other loans do not. Federal Housing Administration (FHA) loans are government insured loans for eligile homebuyers that offer low down payments and flexible credit requirements. USDA or Rural Development home loans offer affordable finance options to homebuyers in qualified rural areas.
Conventional loan programs offer flexibility and options other loan types do not. Our conventional loan adheres to the GSE (Fannie Mae and Freddie Mac) guidelines but are available through Angel Oak. Lenders will require private mortgage insurance (PMI) on conventional loans when a homebuyer is putting less than 20 percent down on a purchase property.
Angel Oak's FHA product is a government insured loan by the U.S. Federal Housing Administration. This loan is for homebuyers who need a lower down payment option and/or lower credit requirements. Eligible borrowers can qualify with as little as 3.5% down based on their credit score. A lender will look at a debt to income ratio.

Complete trash company. You need to turn away and go with someone else now. Missed closing dates (still haven't closed). Appraisal came back with a comment recommending a foundation inspection. The lender asked the appraiser to change the verbiage on this report to require a foundation inspection. I don't know for sure but that sounds shady right there. Anyway after trying to tell me I need a foundation inspection I argued with them stating that my my inspection performed by a home inspector during the option period says the foundation is good. They took off the foundation inspection

I became acquainted with the mortgage specialist Marc who walked me through the process and the various mortgage offerings. Their website is very user-friendly for uploading of documentation.
I just received preapproval and Marc indicated that once we finally find a house everything will be fine tuned immediately. I recommend them for people who have net worth but unusual sources of income and don't fit a conventional model. They are extremely cost effective. Their interest rates are extremely competitive and if a person desires to acquire a more competitive rate it is possible.

What an Amazing Mortgage company for the self employed! I initially went to many Mortgage companies who flat out made it almost impossible to get a mortgage because of being self employed...Well that was before God sent Angel Oak Home Loans into my life! Chris Wilson, Rosa Simmons and Robert Massaro were amazing!!! They have many programs that are strictly for the self employed. They treated me with such respect and everything that I was told they'd do they did..every date was kept. They were by my side until I closed. They completely made buying a house a walk in the park and I will forever

Worst company ever. I needed a small loan for a house I currently live in. I lost my fiancé in a car accident and he had left me enough life insurance to pay most of the house off. First, the loan "professional" (as he is listed) told me I was approved and could even borrow more if I wanted.

Then it came back from the underwriters as denied because I hadn't been paying on this house (someone please tell me what that has to do with anything!), they also said it was a larger loan than the last home I owned-which is wrong...I needed 20k less than last mortgage, and the thing that

I've purchased a house and refinanced multiple times in other locations and while it was a stressful time, the process itself was pretty easy. However in this case I was a cosigning for a family member who was using Angel Oak. I was a late addition to the process but the family member had been working with them for a while.

From my perspective it was not good a good experience at all. They asked for documents which I had already sent them. Their web site application process kept showing me the primary borrowers application info instead of mine and wouldn't let me upload docs. They called

I wanted to wait until I closed on my house and spoke to my attorney before i wrote this review to ensure that angel oak did not do anything malicious or intentionally make things worse for me closing on my home...
I've never in my life truly felt prejudice in a business transaction until I started dealing with angel oak home loans. It took nearly 3 months to close on my house and during this time myself, realtor , and loan broker were all perplexed as to why angel oak kept asking for the same information over and over again while giving us false expectations of an expected completion date

Started out great. We missed a closing date which was not a big deal. Manager took over the deal as we had a couple of hiccups due to County not recording a deed. We ended up closing and all went well.

This is by far the worst company I have worked with! They never follow up with you unless you follow up with the. Chambriel Spence spent he Christmas vacation having a great time while I waited to get an answer on closing. I paid for appraisal and sent them all needed documentation so fast they couldn't blink
So I suppose to close today but once again I had to followup with her after telling her I'm being ignored she finally go back to me
I now completely understand the 2.0 stars they have horrible company I had the close my loan and now will go with another company

Awful just ,AWFUL service! Contacted Danny Fluke over a month ago. First excuse not to follow up was "how busy they are with great rates" at end of month and others don't want to lose those "great rates" like I do?
Then at beginning of month he assured to get right back to me... it's been 18 days I see where this is going! Steer clear of these clowns! Guess I should've read reviews before wasting any of my time! This is clearly a very poorly run business!

Tried to work with Angel Oak in Orlando(Erika) even though the reviews were terrible. Second loan with them...first one not too smooth either but I figured I would at least give them a chance.
Total lack of communication, final straw was when I told her via email and phone message how disappointed I was with her lack of customer service (4 requests for a phone call) she said "call you in 1 hour" via text and never bothered to call at all.
Just a point of reference this would have been a slam dunk easy loan, excellent credit and zero dept. If communication is this poor before the customer

Poor underwriting process and absolutely worst customer service. Nobody seems to know what they are doing at this lender. They literally will cost the client thousands in lock expiration fees because they take so long to do anything and they can't get their information straight.My client is still in limbo for an underwriting error that they can't seem to figure out even though we keep explaining the same thing to them. Should be a simple fix. I will not recommend this company to anyone!!! STAY FAR AWAY !!

Stay clear of this company!! Very poor communication.. Thank you to our realtor for stepping in and finishing all of the email requests. They had up to 5 people working on our loan at one time, or should I say requesting info from us that we already sent a few times!! We even sent the previous emails showing that we already sent those documents. At the very end we told our realtor to find us a new house and will walk away from our $5500.00 deposit.. Very sad that they ruined our fun time in life!!

Don't do it. Stop now find another lender. I made the mistake of trying to use them a 2nd time. The person I was dealing with Bill was a nice enough guy that I let the first time slide and we went with a different lender. When the rates went down and we were looking to refinance I reached out to Bill. Closing in less than 30 days he told me. 65 days later still not closed. All the money movement he had me do hurt my credit score while waiting for them and resending the same documents over and over. I finally had enough called another lender and they could do the same loan in 14 days even after

All I can say is terrible and huge headache. They don't have a number for you to actually talk to someone when you have an issue. They want you to email account executives but they never get back to you either. I've been waiting to get money that they owed me once I finished with closing but yet they give me the run around or dont respond. RUN!!! Going to report to BBB also.

Run!! Procrastination, sparse communication, gross inefficiency...more procrastination. All of which fall at the burden of the BUYER.

If you have a few weeks to waste and the time to resend the same documents 2-3 times, and then have the lender fail to deliver these documents to the title company - Angel Oak is custom made for you! Gear up for rescheduling of closing dates.

Unsurprised by the terrible reviews here. I had one brief call with Stuart when I was starting my search for a mortgage lender for my first home where I told him that I was not prepared to commit to anyone yet and just learning the process. I ended up going with a local lender instead. When Stuart called me a month later to ask if I was still looking for a lender and I told him I had recently purchased a home with a different lender, he called me a liar and hung up on me.

I learned that you should trust your team when you're buying a home and I can't imagine ever trusting my home loan

Refinancing a rental house. Worst process EVER. I have a 827 credit score and they said yes immediately. THEN, they kept adding in things that cost more money. Closing costs exceeded 6k on an 80k refi with 50% loan to value. New insurance, new title, new inspections (multiple), new survey, new title insurance, credit pulling 3x, new appraisal that cost $850 ($400 is standard they get a kickback) more runaround, it took FIVE MONTHS TO CLOSE. NEVER NEVER NEVER again. I only finished because I had already paid for a lot of up front fees. A complete joke. Stick with the legit lenders, B lenders

Horrible. Thought they gave us a rate lock, got to the wnd thats when they said they didnt check a box in the corner, jumpes the interest from 5.5 to 8%. Like GTFOH.

I wish i would have read their reviews before hand. They are unscupulous. We tried to buy a cabin in the woods. Because I have rental properties, they tried to classify the properties as investments, and Chris Philman was soo unbelievably rude (and i believe racist), in saying "you can go somewhere else, Lisa" Sooo rude. Hate this company, because they wasted our time for 6 weeks. I tell everyone now to read reviews thoroughly
