Our company has several licensed mold assessors and can perform a mold assessment, if directed to do so. Warren Engineering has been specializing in building and home inspections for over 40 years. We have performed over 75,000 home and commercial inspections: far exceeding any other Rochester area inspection firm. Whether our client is a home buyer, the seller, new homeowner or a commercial real estate investor, our role is to provide a better understanding of the physical condition of the property from an unbiased, experienced, professional standpoint.

We used your pre-listing inspection report as a marketing tool. We had 75 showings in 3 days. We had 14 offers and got $55,000 over the asking price! I am convinced that if we did not have your inspection report we would have ended up with maybe $20,000 over asking. Your inspection made a $35,000 difference by disclosing the good qualities of the house and by disclosing a few skeletons in the closets.
We examine the foundation walls and analyze areas of distress, including cracking, buckle, spalling, etc. Many of these conditions are common to a small degree. Our engineers are able to evaluate the severity of distress and damage, consider possible reasons for the deterioration, and recommend corrective actions to be taken if any are necessary.
Our engineers are also trained and experienced in evaluating commercial properties including storefronts, small businesses, warehouse buildings, large residential apartment buildings, and other light commercial properties. In many respects these evaluations are similar to our residential inspections.

I needed a detailed inspection of a badly done waterproofing job on our basement. They responded quickly, and by the next day i had an inspection report in hand. Tom is professional, knowledgeable, and really understood the need for this. As we walked the property, there wasn't anything he missed, and found many things that needed addressing.
