Having many property management companies through the years I've been through the ringer with every problem imaginable but with On Time Management it's been different. They've absolutely looked out for my best interest from almost having to move from the owners wanting to sell and OTM updating me with lists of rentals they had in my price range to a broken water heater hose shooting boiling water out all over the floor responding with a plumber within 30 minutes on a Friday night after 8pm. I feel very secure with them and would suggest them for all of your local property needs.

They ask me if they can fix the plumbing in my bathroom I agreed they could thought it would be a simple job they ended up putting me in a hotel for 13 days and only paid me 100 dollars a day which wasn’t enough to live off I had to drive my dog to my moms house two hours Away I had food spoiled in my apartment during the time I was out I had to pay for food everyday while I was out which really hurt my pockets and still until this day I don’t have a bathroom door and bathroom mirror and still do t have light switch covers they keeping telling me they are going to send somebody but honestly

I owned a unit in a condo that OTM manages. The owner of OTM, Sandra, resides there too. A year after I sold my condo, Sandra learned that I was going to grant a really good realtor Admin rights to the condo Facebook group that I created years ago - its a hot market right now and people are looking for great realtors. Sandra and her team are the best! I just moved out of the condo that I rented from them and it was easily the best rental experience of my life. They are quick to answer phone calls and emails and are great about working with you to get any problems resolved quickly.
An example of how great Sandra is: back in April when the pandemic was getting pretty bad, my garage door opener broke. I had just finished working from home and needed to go run some errands for my parents but my car was trapped in the garage. On Time Management has tenants in a building they "manage" that has been letting off illegal fireworks for months. It has been reported to them which tenant. They refuse to do anything, saying this isn't their problem??? REALLY??
if loud music and parities were going on, you would intervene, its your problem!!!

Sandra Feliciano and the On Time Management team are the best. They handle the maintenance of the common areas of my condo at the Belmont Villas in Long Beach. They are always very professional, helpful and prompt with maintenance requests. They also incorporate a very useful web-site for dues collection. This is not a Good Experience for me at all!! They seem to be interested and pretty much offer one Apartment from another when all they want is your money for apparently a credit check, Saying that it takes five Days when those 5 days are Up they don't Even bother to call you to inform you of the status of the application. When you Finally do get to talk to someone, is because you have left a message without a return Call, They seem to now it all but yet they don't even now whom they're talking to, when all they do is make a Fool of them selfs with their actions.

This is the worst management company I have every been with. It took them 2 months to find a contract to fix my tub. There are holes in the walls in the kitchen and living room from rats. I have to call the office several times to make them do their jobs. Please do yourself a favor and avoid them at all costs.

My wife and I I've been with on time management nearly two years now, we live on a beautiful property with wonderful Neighbors, if and when there was ever any maintenance issues Sandra and Keanna stayed on top of the issue and follow through to make sure that the contractor had done his job professionally.
