Phoenix Realty and Property Management, Inc. is a small, local, and family-owned company that has been managing properties across the Front Range since 1986. We offer management and leasing options for single-family homes, condos, townhomes, and multi-family properties across the Denver and Boulder Metro Areas.
Per the terms of your residential lease agreement you are responsible, at your own expense, for certain repair items. If you submit a repair request for one of the below listed items, you may be back billed for the cost of the repair. Repair or damage caused by your negligence or misuse is your responsibility.
Many aspiring landlords believe owning a rental property will be all sunshine and rainbows. You sit on your back porch and collect your rent (automatically of course), while your tenants take the utmost care of your property and the only calls you receive are those saying how happy your tenants are and that they want to live in there forever.
One-Time Set-Up/Start-Up Fee for New Properties: $300.00 (this is an administrative management setup fee that includes initial property inventory and conditions report, property setup, state-of-the-art property software management, tenant and owner online portal access, monthly direct deposit of rental funds, automated monthly and year-end statements, 1099 rental income/expense report, electronic rent payments).
A new rental housing law in Colorado prohibits discrimination based on sources of income. This means that all landlords will have to accept tenants using Section 8 vouchers or other government grant or loan programs. Applicants will still have to qualify based on our application criteria. Phoenix Realty holds the deposit on full management Residents, Owner hold the deposit on Tenant Locator Residents.

Currently leasing a home from Phoenix Realty. Woke up on Sat morning and the temp read 55f on thermostat, it was 30f outside. Tried creating an emergency maintenance request, got no response. Called the maintenance company later that morning, they asked good questions and said they would get back to me. Later that evening, the maintenance co called me back, stating that Phoenix Realty & Property Management, declined the request to get someone out to look at the furnace until Monday. I used Phoenix to manage my property for almost eight years. I was living in Europe at the time and never had a problem that they didn't handle well. When I decided to sell Phoenix handled the sale including some difficult dealings with the HOA. They managed it all well and the sale went through without problems. I really appreciate the effort they made to make things go smoothly.

We viewed 6 homes in the Boulder area last week, two of which were managed by Phoenix. The agents were very nice and super responsive.
The properties they managed were in better condition than all other rentals by far. Having seen their properties, I felt confident in pursuing a rental sight unseen as I knew the condition of the home would be more than acceptable.

I initially managed my rental property myself which was very stressful and not worth the money I saved bu=y managing it myself. I used another Boulder property management company after that and it was a total disaster. Nothing was done in a timely fashion, communication was terrible and they just added stress to my life. On a recommendation from a friend I met with and then switched to Phoenix. They have been amazing., They completely took property management off my plate. I often forget I even have the house. They update me when things come up and just handle it. I would have ended up selling

I moved into one of the rental properties in June 2017 and just renewed my lease for another year. During the past year, Phoenix Realty has proven to be professional and very prompt in replying to inquires and maintenance requests.
AUGUST 2018 UPDATE: Shortly after I wrote my initial review, we ended up with a significant maintenance issue that was no fault of anyone. Michelle was very diligent in making sure the issue was remedied. When we hit a snag at one point, she was quick to get the matter sorted out. We appreciate her efforts.

Over many years Phoenix Realty & Property Management,Inc has taken care of our rental properties and they have done a very outstanding job of seeing that any problems of maintaining of our properties is brought to attention right away. They also see that any vacancy that is going to occur is taken care of so that all of our units are filled at all times with no loss of income to us. When a unit is empty they also see that before it is rented out that any needed work prior to the new move-in is done without delay. I live in Hawaii, and Phoenix Realty has managed my residential rental property in Colorado since 2014. They have done an excellent job leasing to quality tenants! Never had or worried about a 'trashed unit!' Their communication with me has been fantastic. Their management fees are more than fair, and they have my full faith and trust that my interests and investment are in good hands.
