Heather Finnegan was promoted to Director of Operations in 2019 after joining Caribou in 2018 as an Association Property Manager. She has over ten years of experience in residential property management and operations as well as real estate sales and appraisal. Our condo association had a contract with Caribou Property Management last year. The board of directors had to constantly remind them of projects that needed to be done and when our meetings were. Almost immediately I felt like my job as association president had become managing the management company.
Even though we paid an extraordinary amount of money per month for their services we still seemed to get nickle and dimed with "fees."

When my daughter moved out of one of the buildings managed by this company, they lied about sending her security deposit. She moved out in early July and it took this company until late September to return her deposit. They were unresponsive and lied about the date they sent it. We can tell by the postmark when it was sent (which was 2 weeks after the date they were legally obligated to send it). They claimed maybe it was lost in the mail, yet every person in that building had the same experience. It was only after we filed a legal claim against them that they returned our money. Just the worst. Would give 0 stars if possible.
We had them "manage" a single family home in Stoughton for almost 2 years. During that time:
1) The associate in charge of our property quit (or was fired?) 3 times. We were never notified. A new associate was never assigned, or if they were, they never notified us that we had a new contact. As a result, inquires to our old contact went unanswered.
2) Over the course of 9 months, they allowed the tenants to fall almost $1000 behind in rent. They never notified us that this was happening.
3) In April 2017, Stoughton police notified Caribou that

Caribou started managing our property a couple years ago and the changes and improvement have been impressive. Great communication skills, very responsive and they take pride in their work. I would recommend Caribou to anyone looking for help with their property or owners unhappy with their current property manager.

If I could give this place 0 stars, I would. I signed up for property Management services from Caribou around March of 2017. The property had existing tenants that were about to move out. Caribou found a tenant, and very quickly started racking up unauthorized maintenance charges. I strictly indicated that ANY maintenance request should be run by me before any work is done, and that request was ignored time and time again. If they did ask for my approval, they never provided an estimate for the work, and I was often surprised when the rent depoited into my account was several hundred dollars less

They bought our apartments from the property company we signed the lease with. They have been nothing but problems since they took over. They raised the rent, and trying to charge us $100 for maintenance to come and pull something out of the garbage disposal which wasn't really broken. Crazy. Glad we're leaving.
UPDATE:
They did resolve the issue we had, they my roommate back and apologized about the previous issues and the person who gave us these problems. When moving out they also returned our full refund that we paid to the original property management company.

Terrible service and communication. It is easier to manage the property on my own from overseas than working with Caribou.
1) After discussing in person, over the phone and then in writing via email with 3 Caribou employees about an important requirement of the lease, my requirements were never included in the lease.
2) I gave Caribou 3 options to resolve an issue they caused. They picked a different (unacceptable) option and never told me. I found out months later when showing up to my property in person.
3) Caribou tried to push out the current wonderful tenants, telling them that the landlord
