The Breakwater Apartments

It is so bad I want to give you a zero but that's not possible... so I give you a one!

We put in an application and they told us we were approved. We started getting emails about our upcoming move. We recieved emails from the Breakwater about the community and events. We were just waiting until the apartment was available. My husband spoke to them in the afternoon. He was told we were approved. We got a phone call at about 7pm telling us Corprate didn't approve our application based on income. Why weren't we told this week's ago?
Not sure why for weeks we were told we were approved just to pull the rug out from under us at the last minute.

The Breakwater Apartment manager Laura I think that is her name, 3month ago I filled out an application at this location. Big mistake! My cashier's check I have been told has been allocated to another person and now being allocated back to me, supposedly. Still nothing!
During our conversation, she said she is very busy and has over 300 units and she will get to me when she can. Found her to be very defensive and unapologetic to the whole mess. Loosing an applicant's cashier check is a serious matter and deserves quick, humble response from the manager, with sincerity. I got a woman

Critical: Professionalism, Quality, Responsiveness
Application was denied for reasons that could not be explained, could not get a straight answer, still waiting on my deposit to be returned, has been nearly 2 months. I would recommend avoiding this place

Absolutely Do NOT Move Here, this establishment does not care about you or your property. I have submitted 3 requests since I moved here last March and none of them have been fulfilled.

Well I’m glad I didn’t move into this apartment complex. Let’s talk about the fact that I’m still waiting for my $250 refund check along with the other $50 check. I applied on 11/9/2021. I spoke with one other girl about a week later which transferred me to Angelina, the community manager? Anyways she has yet to get back to me as to why they screened me on an incomplete application. I have been calling and emailing and no response. I usually refrain from leaving reviews because I like to give the business the benefit of doubt. I’m just frustrated that they can’t even call back or reply

Maintenance is quick and friendly. Love our apartment, wish parking was better and can't wait until the back pool area is reopened. Angelina (who works in the front office) is extremely nice.

I took my rating down two stars due to parking. If you have a family with two cars good luck. We've been waiting for either an extra parking spot or a two car garage for two months now and still nothing (which you have to pay extra for). And today I got a letter on my car (I was parked in the front of the leasing office since I'm a district employee and I'm on vacation for the week) saying

They have no manger that works in the office nobody knows anything , nobody tries to help you all they say is they will write information back and have some one call you back very poor services , stop making fake reviews like you guys are helping people that live here and isn’t Greystar took over very bad management the other company that was here before helped way more

For $2000 a month
you could own a cockroach farm
to supply prehistoric pets weekly with
big cockroaches everywhere
at breakwater apartments...
Somebody call a health inspector lol...

Do not live here
It's gotten soo bad over the last few years

This what you get if you have guest or you have another car.
No Maintenance.
If you call for one .
Old appliances no replacement.
Pay or quite notice will be always at your door.
Back yard expect rats.
Electricity outage
Can have many equipment on power🤮😡

If I could leave negative stars I would.. I lived here for one year and regretted my year lease in less than a month. Roaches everywhere. Nothing ever works.. literally everything is broken always. We paid nearly 3k/month for a two bed, one carport and two car garage.. the garage door almost never worked, the entry gate was always broken and left open so any non resident can come in at any time, jacuzzis always “temporarily out of service”, maintenance requests completely ignored or when you finally get a worker they say they “don’t have time” to address your issue, hot water heater wouldn’t

They used bait and switch pricing on Craigslist ads, and said they were out of date even thought it had been posted the same day. Chuck, our tour guy, blamed the call center saying they posted the ads and took no responsibility. There was a family out front who had driven 6 hours to their apartment, and it wasn’t ready after being told it was. We were told they had availability to move in right away, they didn’t have anything for a month. I want to stress that Chuck took no accountability for anything, and blamed it on everyone else. I recently moved out of the breakwater apartments and had some areas of concern that left a bad taste after leaving but Thanks to the promptness of Angelina and responsiveness of Heather I was able to resolve issues that I had. I enjoyed my stay at breakwater , no apartment is perfect but management really stepped it up when I had questions and concerns.

The leasing staff is rude, lax, and incompetent when it comes to taking care off their property and their residents. Openly allows crime to take place on the grounds, and does little to nothing to fix issues due to their own negligence. Overall deeply unsatisfying for the rent they charge.

This complex has changed their name 3 times since I last lived there. Beware! do not rent here. Slums of Huntington Beach

We lived at this complex for over 7 years, went through MANY management changes, owners,etc and finally left due to the lack of maintenance and cockroaches. We were lied to about renovations and had a constant electrical problem in one of the bedrooms that was ignored! As a former resident, look else where! No “rental deal” is worth the aggravation down the road!

They'll be super nice and talk up the place and show you all the "cool" features included, but then come lease day they do a complete 360. Told us the apartment had all appliances, it did not Says gym is 24/7, it is not You have to pay for an additional parking space and for a SECOND gate opener with the parking space You'll have to make constant… follow-up calls for maintenance because they never seem to have the "work order" Even when maintenance comes they'll leave the job half finished and say "we need to come back tomorrow" The lockers for packages is actually only if you sign up for

This is the worst place i've ever lived.
Poor drainage from the roof of our building puddled and leaked in to the master bedroom, flooding and destroying our personal belongings.
Neighbor moved out who I share a garage with, my personal items were on the line of an otherwise clearly half empty garage, my entire professional portfolio was thrown out. Tried to contact two hours afterwords with no success.
There are so many better options.
