I am not originally from DE and you may consider to move in this condo because you are new to this area and a young professional. Living in this condo is a total nightmare. The wall is like a piece of paper, you can hear clear noise whenever your neighbors walk from left side, right side, and upstairs and if your careless neighbors walk with bare feet or run/exercise at home, you would feel and hear there is earthquake going on. The Management office doesn’t do or change anything. So, apparently complaints don’t work at all! Don’t make the same mistake I did.

I would recommend this apartment complex to people who are looking to live in an updated apartment, in a safe area of Wilmington, with multiple shops/restaurants that are walking distance.
Pros:
- Updated units
- Walking distance to the train station (I work in Philly and take the train when I don’t feel like driving)
- The riverfront is a great area, great for walks with your dog...very dog friendly!!
- Close to the highway (important if you work outside of the city)
- Front desk is the sweetest!
Cons:
- Wall are paper thin. I can hear my neighbor’s phone vibrate next door. If you

To Harlan Flats,
I am normally not a person who complain about things. But if you understand what I went though last night, you will understand.
I was supposed to move in on Monday, November 25 after work. I specifically reserved a moving cart and ask them to hold it for me before I left. I also ask where should we put the moving cart if it is past 10PM. I was told we can put the moving cart in the corner of the lobby after we are done. Guess what happened? After I packed everything into U-Haul and arrived there at 10:30PM, there is no moving cart. They took the moving cart away and put it back

Update: It's 9/5/18 and 95 degrees out. Management says pool is closed for the season. Don't worry though they keep the lights and fountains on to make it look real enticing while you walk by sweating your tail off. What a joke.
DO NOT LIVE HERE! I have been here for a year. This place is horrible. They advertise a “resort style” lifestyle. It’s laughable. Try to relax at the pool after a long day of work in the sun with a beer? Don’t try it. You will be kicked out. Thinking oh I just need a koozie. Don’t try it. They will DEMAND to see what you are drinking. Fire alarms go off all hours

Harlan Flats is a great place to live. There is so much to do on the Riverfront these days. The leasing staff at The Residences at Harlan Flats are outstanding. Specifically, Kate Bennett is an outstanding Leasing Manager. I would highly recommend The Residences at Harlan Flats to anyone wanted to live on the Riverfront in Wilmington, DE.

Edit: In response to this review the building owner called the construction 'renovations' and stated that it 'benefits us all'. I'd like to correct the building owner. The construction is an expansion - the current apartment building is not being renovated. The construction isn't benefiting any of the current residents.
Why is there construction on the weekends? This is a residential building.
Original post: I wouldn't move in at least until April/May due to construction noise from the expansion of the building. While the apartments are nice and the staff and management in the building are great
