I'm the owner and lead home inspector for Louisville Home Inspections, LLC. I strive to give people all the information they need before purchasing a new home. Having been in the construction, inspections, and property management business for nearly three decades, I have seen homes at their best and at their worst.
The Buyer's Home Inspection adheres to ASHI's strict Standards of Practice (SOP). The property inspection process is non-invasive, and we welcome both the buyer and seller to attend and ask questions. A home inspection can be just as beneficial for the seller as for the buyer. During a Seller's Pre-Listing Inspection, the home inspector completes the inspection before it gets put on the market.
Radon is a tasteless, odorless, and colorless radioactive gas. The United States Environmental Protection Agency (EPA) estimates that, among non-smokers, radon exposure is the leading cause of lung cancer and related death. Behind smoking, radon is the second most common cause of lung cancer. The EPA now recommends all homes in the US be tested for radon.
Gary was thorough, knowledgeable and kind. As a licensed Civil Engineer, I had things that were of particular importance for Gary to look at and he was very patient with me and taught me several things as we went through the house together. A home inspection is an evaluation of the current state of your prospective home. It is not an appraisal or a code compliance inspection. However, a home inspection may reveal so many issues that the seller and buyer may not be able to come to an agreement as to what should be corrected, and therefore the deal may fall through.

I called Gary on Friday. He had the inspection done by Monday morning and sent us the report by Tuesday. He was very helpful and video called us for the walk through since we are out of state buyers. He brought in his drones for a better look at the chimney and provided a very thorough report on everything we needed to know about this old, unkempt 3-unit house! He also coordinated with the seller for immediate repairs after discovering a gas leak. Thank you, Gary!

Great service and professionalism. Very thorough and the inspection report was very specific and easy to understand. Had great pictures and everything.
I'd say it was a little high in price though. Not sure the going rate but $360 for a 3-4 hrs of work is.
