The Spaulding Group is a property management company providing rental services to tenants and property owners in the Southern Wisconsin area. We are a family owned company that manages residential, commercial and industrial properties in the cities of Edgerton, Delavan, and Fort Atkinson. We currently own and manage over 500 residential apartment properties, 110 storage units, three commercial offices, and four industrial shops.
Being apartment and commercial property owners themselves, Spaulding Group, not only knows what it takes, but has actual experience successfully managing apartments, office buildings, senior living facilities, and storage units. Spaulding Group only takes a percentage of gross revenue as a management fee which always aligns the interests of Spaulding Group with the owners they represent.

We have lived in our newly renovated apartment for over 2 weeks with 2 missing windows in our living room. I am sitting here now and feel the cold air coming into the room. We have made maintenance requests, spoken to the office staff and contacted the corporate office. The windows have not been replaced and we don't have any answers from Spaulding. Very bad first impression

My family and I have lived in our duplex for almost 11 years. We had a wonderful rental company until Spaulding took over this last January. They are corporate slumlords! They’re a multi billion dollar company but do not want to maintain their property and if they have to, they will find any way to stick you with the bill! Our property manager NEVER answers the phone or returns voicemails. We then call and email the corporate office and still no answer or response. We finally had to call emergency maintenance because no one ever responds to us when we have a request or they will give a time frame

I went in to view an apartment today. In which they made me an immediate appointment to view. I was also 10 mins late and Spencer was there waiting on me. He walked me through the apartment touched on every aspect of the apt. He also gave me a moment to look around and discuss with my partner even though my partner doesn’t live with me. Spencer was an overall great guide. We even had a nice 15 min conversation afterwards. He told me where everything about the area. He was an overall great person

We first moved in under a sublease in May of 2021. We were there for about a month until we took over the lease. I had asked for updates, and Spaulding refused to clean the carpet or fix any scuffs on the walls from previous tenants. I found it unprofessional/lazy, but there are worse things. Fast forward to the end of July when our AC unit broke. They had someone come look at it the next day, but now we haven’t heard anything for a week. I’ve tried contacting both our property manager and corporate and no one has any idea what’s going on. This week is supposed to be in the upper 80’s and
