KT tenants have the freedom of paying rent online with Debit, Employer Bank Card or ACH (Credit Cards NOT ACCEPTED). Well, we do it all from tenant placement & screenings, rent collection & payouts, maintenance to.
If we have to evict a tenant then we perform the entire eviction process from start to finish. Our hourly fee is $78 (a fraction of the cost an attorney). Our typical eviction costs to an owner averages $600-750. Currently we manage approx 500+ units ranging from single family homes to small apartment buildings, all varying in different price ranges.

Our Fees are equivalent to a Cup of Coffee and 1 Donut a day. That's Right! When you weigh our fees against the 10-15 hours per month you'd likely spend managing just ONE property yourself, not to mention being constantly on-call in case of emergency, the trade off becomes pretty clear. We have a one-time set up fee of $175 per rental unit.

It has been a blessing working with Todd at KT. We have been with the company for several years. They took over managing a very difficult rental property for us and did an amazing job. We had relied on friends to watch our house while we were away, but we wanted a professional. We got one in Todd at KT Premier Properties. Affordable, dependable, very professional. Todd contacted us immediately for any issues or problems. When a compressor needed replacing, he had it done in a day. I was very happy with KT premier services. I remember when I met the management 2 years ago, and I remember all the great services they told me they provided as a management company, and everything I was told was very true. The were very responsive whenever I needed any work done to my townhome. I never had to shovel and I always had salt left on my doorstep, as a single mom that meant a lot to me. What I appreciate the most is when I needed some understanding during the peak of the pandemic they treated me like they cared. They treated me like a person and not a tenant. I've been with KT for a little over a year now. I had to move after my old property was bought and the new owners wanted to renovate. So a quick turn around was needed. I've been nothing but pleased with my experience with KT. They're understanding of today's world and emergencies. Amazing at maintenance calls and keeping you up to date on issues that are being addressed. Todd is a great guy that honestly cares about the people renting from KT and that is the biggest factor in why I would recommend anyone looking for a place to contact them.

We have had several landlords since we have been in our residence. KT Premier Properties is EASILY one of the best property management/rental companies that our building has ever had...and we've been here almost ten years. Last night, I called Todd to have our garage door fixed when it came off track. He told me that he would call the garage door company to come out and fix it the next day. When I got home from work tonight, the door had been fixed, and is working even better!!

The owner charges too much money for rental application. Make sure you read the fine print, as you are not applying for the home you originally look at, but for everything available in their network of homes. So the home you might be applying to rent from may not be available to rent from anymore, and you've lost your application fee. Not illegal by any means, but not the best way to do business in my opinion.
