Home Inspections in New York State must meet or exceed the New York State Standards of Practice for Home Inspectors, a nearly 5,000 word document that sets forth the guidelines for Home Inspections.

Tom Breslawski was a great property inspector from start to finish! We were referred to him by a friend who had used him several times. We very much liked the sample reports that we saw online. By studying his website we already had the impression that he was thorough and well organized. He was pleasantly easy to talk with on the phone when we had questions about what would be covered. He was willing to accommodate our schedule. At the property he took all the time he needed to do a complete job and was willing to answer questions as he went. I cannot say enough about Tom and Vesta Home Inspections. Tom was INCREDIBLE. I did a google search for local home inspectors and Vesta came up with great reviews so I decided to give them a call. Tom was extremely accommodating throughout the entire process. Thorough is an understatement - he spent a solid four hours looking at everything in and around the home. Tom was very detailed. His report on the home we were looking to purchase was about 50 pages long. He also reviewed it on the phone with us. He included information on standards that applied, areas to address, photographs in all cases. He was diligent getting the inspection scheduled and quick to provide a report afterwards. I would highly recommend Tom's services.

Tom did a home inspection for my husband and I before purchasing a house. He spent about three hours thoroughly going through the house which eased my mind knowing he looked everywhere. Even though there was snow and ice he spent time outside and even offered to come back to look at the roof once the ice and snow was gone. After the inspection he took the time to explain his findings in terminology I would understand and he helped me prioritize what would need to be done right away and what could wait. I highly recommend Tom and will tell my friends and family about him. For a very reasonable price

Thorough and matter-of-fact! Tom provides a detailed and straightforward report (possibly a little too straightforward, for some!). Tom understands that his job is to protect his client's interests, and he's not afraid to speak/write frankly about the quality issues he discovers. Tom provided my wife and I with a fantastic inspection for a prospective home purchase. His inspection was extremely thorough and efficient, he saw the smallest discrepancies while still moving through the inspection process and was able to explain all of them. The best part was the extensive report, complete with pictures of the discrepancies as well as references to code and proper installation techniques from appropriate authorities. I consider myself fairly handy and attentive, but Tom's knowledge and attention to detail blew me out of the water. I will recommend Tom to anyone requiring a home

Tom came out to a house that we are purchasing and spent a solid two and a half hours walking through it with us. From climbing on to the many different roofs, to crawling into the three different crawl spaces, Tom did not leave any part of the house untouched. We followed him around room to room and he would tell us exactly what he's looking for and what needed to be fixed immediately, versus in the next five years. I would highly recommend Tom to anyone who needs an inspection done on a house they are buying.

Tom did a great job inspecting our potential new home. He is very knowledgeable, and was extremely patient with us. Before he began, he explained to us how much time he would spend in each area of the home, and he allowed us to follow him around so that we could see what he was talking about. We interrupted him several times while he was doing the inspection, and he did not mind answering our questions. He used terms that we could understand. He did a very thorough inspection, and he actually spent more time than the 3 hours he mentioned at the beginning of the process.

I have used Tom twice for home inspections. Both times I was more than satisfied with the report I received. I could tell he truly cared about making sure I knew exactly what I was getting into with my purchase!
