Umbrella Properties was started by Chuck Shepard in 1975. It was formed with the idea of creating warm, comfortable homes for people from all walks of life. Those same values are still in practice with our rental properties today. Umbrella Properties offers apartments, duplexes and townhouses for rent in many styles ranging from studios, one-bedroom, two-bedroom, and also three-bedroom units.

This company is not only slum lords (as far as keeping up the properties exterior and interior) but when you try to find out why the apartment (you were getting bent over for on rent) that you moved out of is charging you for a 4.5 hour cleaning fee when you left the place IMMACULATE AND SPOTLESS, JUDY from corporate will be outlandishly rude AND laugh at you.. you will get no where… save yourself some peace of mind and DO NOT RENT from Umbrella properties… Seriously..

I am handicap, have been harassed to move my vehicle on multiple occasions from the handicap parking. Even though I have my tag in window. Management walked to my door and said this, no letter out to anyone or any proper informant. All other tenants and visitors can park in handicap spots with no tag any day, anytime, for how ever long they want. This has been going on for MONTHS and yet what happened? Nothing! I could not even park in handicap due to this over fill. Umbrella properties drove and took pictures of my A/C saying illegal install, just me, but yet allows my neighbors to do illegal

Probably one of the worst place to live. They raise your rent EVERY year 100$. The staff are rude and they literally do not care about you! I’d you have a maintenance emergency say a dishwasher flooding your kitchen they will tell you to wash dishes in bathroom. The man on the phone hung up on me. They sprayed our garden for the past two years an killed all our veggies. Please for the love of lord live in a box. This place is horrid!

Horrible company all around. They are terrible about maintenance and their apartments have 70s linoleum/fixtures and dishwashers from the 80s. Not to mention I have an oven with a failed thermostat they'll never fix and a downstairs neighbor that vents cigarette smoke (which they allow) into my personal space. They even have allowed a tenant to remain who has verbally assaulted two senior citizen female residents on separate occasions!!! I literally had to get a lawyer to help compose a letter to protect my rights from a 2 pack a day cig smoker they once moved into the unit below

Do not rent from these crooks. Now that umbrella has taken over Heron Meadows it’s gone to hell. We lived there for 3 years and after moving out are trying to charge for carpet replacement and nickel and dime us for other wear and tear issue. Plus they don’t do anything about the homeless going through the trash and breaking into cars. The hot tub and pool are always disgusting and never cleaned. The staff are rude and disrespectful.

Submitted an application , talked to a receptionist at one of their Eugene/springfield locations and they said you would just need to update information if anything changed on the application , just got off the phone with one of their people saying you have to resubmit a whole new application if you get a new job 😒😠 greattt , thanks . and after reading some of these reviews , im not so sure i want to 🤷

Unfortunately it's just another company out to make money. Slum lords to the T. Properties are mold infested. Cheap building materials and half the employees are on drugs.

Owners sold all of their Albany rentals with out notifying tenants. I only found out because they sent out bogus 24 hour notices to enter for "maintenance" and the folks who showed up where a real estate agent and a prospective buyer. We had received other noticea like this when we werent home and it makes me incredibly uncomfortable to know that this company probably let strangers in my home with my dogs with out proper notice. Many tenants had no idea the property was for sale.

It seems obvious why this management company only has horrible reviews on every platform possible. I've had a bad experience with Umbrella Properties and I HAVENT EVEN LIVED THERE. I wanted to move from my current apartment to somewhere closer to my family. I applied through umbrella properties (with my boyfriend and I having no criminal record, no evictions, good rental history, together making 3.5x the rent, above average credit scores AND a co-signer) and didn't hear anything for a week. I sent Mr. Dale an email regarding my emotional support dog (I have an RX) and I got nothing..

If I could leave a lower star rating I would. Manager Leslie Bower is barely ever in office and almost never returns phone calls. Had property stolen not only from the first residence I rented from through Umbrella but the second one as well. First time was waist duplex and it was the immediate neighbors that raided my house and garage for at least $1000 worth of stuff and the rental company did nothing about it and continued to let them rent the unit next to mine. The second time my locked vehicle was stolen from my own parking space at the Northwoods apartment complex, which again they did nothing

Horrible, terrible landlords. They trick people into thinking they have low price rentals. But you put large deposits down. Every time the lease is up they raise it 20% and offer longer leases to "save you money". They RIP off property owners by claiming to do maintenance they never do. They dont repair in a timely manner..but say they did. Blame damage on tenants. Lie about work they've done when tenant moves out and keeps most of the deposit money. (Even when you did ALL repairs and replaced all light bulbs, caulked, patched wall scratches, etc..) The topper...they bully tenants

I have lived in an umbrella managed property for over a year now. They did not clean or repair the property before we moved in, riddled with fleas, took three separate bombing to rid the infestation. Any maintainance request is basically ignored unless you call back and bother them, in which case they are very rude. The same repair has been made three separate times with no fix. The list of things I found wrong with the apartment didn't have enough room on the given amount of space and I continue to find damage that I missed upon moving in that I am afraid will be used against me when I move

Were moving from Southern Cali to Eugene. We used to live there now returning. They said they would work with us. When i asked about down deposit and rent it averaged to $1,200. We finally got approved now the price is $2,313 for an extra deposit of $915 dollars for being out of state. Never had to do that ever for a move. Dont rent from them.

They are scamming thieving lying horrible people. After being perfect renters for two years and being told on our walk through that we would only need a $60 blind cleaning, they decided to steal $800 of our deposit. Apparently they pay their extremely slow maintenance people $71 per hour.

I rented from this property management at one of their apartment complexes in west Eugene -
it was about four years ago. Three good friends of mine rented from them until recently. So read this with that in mind. I have quite a bit of experience and first-hand knowledge about Umbrella.

Issue #1: In 2016 Umbrella sent out a sixty day notice to all tenants saying they were going to raise the rent substantially - it varied slightly with some tenants but the average raise was $110. DO NOT MOVE HERE. We moved to The Crossings when we first arrived in Eugene and the entire experience was a mess. The apartments themselves are fine, but really overpriced for what you get. They only accept money orders, meaning that you have to go and get a money order to pay them, even if you only owe fifty cents. Management is rude and unhelpful. My car got broken into within 3 months of living here (others experienced this as well). Our neighbors were incredibly loud and had domestic disputes constantly. The stairwell was full of garbage.
The office charged us $50-75 at seemingly random intervals

Horrible place. We moved from out of state and didn't know better. The company started off great. The staff was nice and friendly. The longer we stayed the more they raised the lease, did not improve property at all and the maintenance claimed they fixed things when they didn't. Ultimately they falsely kept almost all of our deposits. The work we did to prepare for move out was what they claimed they fixed and charged us for. They will bully and strong-arm residences. And they don't follow the landlord laws of the state. Avoid this property company.

What a scam. Lying, thieving, thugs. We had put $1600 down on an apt we needed in a week. They told us it would be ready before then. When we arrived, a week later, they had not even started to the unit ready. Not even appliances. Then they asked that we sign an agreementg that we move in whenever they did get it ready. No promise or guarentee on their side. Thanks to them we spent 4 days being homeless. Mean and nasty people. We finally found another apt company to live with?

Where to begin? First of all I live at Fairfield and on multiple occasions my manager Debbie has accosted me, followed me, giving me dirty looks and asking me questions about my service animal and my clothing. She is beyond help and exhibits all signs of a methamphetamine addict. Then there's Teresa, (she's in the main office,) who is unprofessional, condescending, ignorant of landlord tenant laws and blatantly disregards concerns brought to her attention. I am filing a suit pending on the response I get from the "big boss" Scott. If any other former tenants would like to join

I rented an apartment in Maple Manor. It was my very first apartment. I have a fatal progressive disease. I was late on my rent. Not super late. However I was taken to court. Treated rudely. They never fixed anything that I requested. Basically I feel Umbrella Property is a slum lord company. I won't rent from them EVER again.
One of my neighbors told me, "I was too nice and pretty to live there". It was kind of sad.
Nothing was ever fixed. I feel like this company preys on the vulnerability of the low income.

I moved in and the carpets were piss infested from the previous tenants animals. I was told they couldn't just change the carpet that inhale to complain first. I got new carpet then the neighbor turned on their bathroom sink and it blew out my side and flooded my apartment, ruined the new carpet. Their are roaches and black mold everywhere! The place has been exterminated twice and we still have roaches! Can't wait until our lease is up so we can get out! I would not recommend this place unless your desperate!

I didn't get to view my apartment before I moved in. After I had moved in, I realized multiple burn holes... in EVERY room. They couldn't have changed the carpet before someone moved in? It was so old there were barely even carpet fibers to the point vacuuming had to be done on "bare floor" setting.
After living here for 2 years, we noticed our paint started peeling around the window in the bathroom.
Layers upon LAYERS of paint were layered over black mold. I'm not blind!! So we left.
Not only did I NEVER get my deposit. They claimed I was getting 125 back out of 750.
