I obtained my Colorado Real Estate broker license in 1997 and am a current member of the National Association of Residential Property Managers (NARPM) since 2005. I am currently working on obtaining my designation for a Resident Management Professional (RMP).

Most units that I manage consist of single family homes, small apartment buildings, townhomes and condominiums throughout the metro area. You will always have one point of contact. Your property will be overseen by one person with assistance from a support staff for accounting, leasing and maintenance. No one returns my calls and if they do I don’t get any follow up on any of my issues with my property. I had a tenant month to month for over 6 months when they were supposed to have a lease. There was damage to my property that I repeatedly asked for AT Smith rep to follow up on and nothing has been done…. For over 6 months. Initially I had good customer service in 2018 but it has consistently gone downhill since then.

I’ve been a maintenance tech here for seven years and I always do my best. A.T. Smith is a good company. The maintenance department deals with a lot of very difficult problems and we try to do everything we can to solve them. There is no one that does it better than A.T.Smith . Unexpected overcharges. No clarification as to why even after requesting for reasoning. After reviewing information that was given prior, there shouldn’t have been any overages, however, there was.
After everything, the account was still sent to collections… and still unsure exactly as to why because of the lack of communication.

Update: since dealing with other PMs in Denver, I have to say that AT Smith is a one of the better ones around. They're responsive and accountable to their existing tenants. I'm guessing the slow/ no response to prospectives might be from the sheet volume of inquiries they get. Anyways, definitely recommend Ruby and Valerie, as they always were understanding and professional--unlike damn near every other PM I've dealt with since. Latino-business, also which is something most of the other PMs cannot say... Maybe that's the difference? Maybe I'm just biased 😅 anyways, thank you Ruby and Valerie

The short and sweet: Please do not consider renting any units that this company has to offer. If you are a homeowner, do not consider AT Smith and Co as a management company for your home.

Everything was fine until we moved. We broke contract due to job relocation during pandemic. We gave a month's notice. We were posting about the rental to get someone to pick up the sublease. We had a lot of interest. Until I received a message from an interested party that the leasing company was renovating, refusing to show the apartment, and had raised rent without notifying us. They also said they only had one person interested when we had 100+ inquiries online. It is no longer our responsibility to get the place leased once they refuse applicants and made the apt uninhabitable without discussing

A.T. Smith has been a nightmare to work with as a renter. My contact (Ruby) is super flakey and impossible to get in touch with. Their communication is almost non existent, and after being let down or left hanging multiple times I don't depend on them to follow through with any of the things that were promised to me.

Denied an application. 40$ per person. Though i’ve never missed a payment on rent in Over 11 years of renting. Because my credit score isnt very good. Though i have good referrals and plenty of money to pay for the apartment i wished to rent. They havent responded to emails or application. I believe they have show apartments that they never rent and simply collect application fees all day at 40$ a person. I will be filing with bbb against this company for suspicion of fraud.

I am a property owner and was with these guys for about 16 years. My experience was that they generally keep the property managed, leased, and you don't have to take the tenant calls anymore, so they get two stars for that (given what else I've seen in this industry), and that's why it took me so long to switch to a new company.

Several times I've had to have a service company come to my rental and I do not get timely updates as to the status of the work. I have emailed my rep asking for updates but, still have no information if work has been completed or if work needs to be continued. I don't know if tenant is satisfied or dissatisfied. I did hear recently that the tenant did not know if AT Smith was aware that they had a concern as no response was given to them after they filed for service.

I was in a state of panic when my landlady decided that she was running short on money and I was so to find a new place to live with a month's notice. I'm in school because I'm on disability and trying very hard to get out of the situation that I'm in and not by choice. Trying to find affordable housing in Denver is impossible and I was planning on living in my car. My income is limited. At the very last minute, Crystal called me a I had a wonderful place to live. A.T. Smith & Co is the best property management company that I have rented from. The prices are fair, the building is cleaned regularly, and they have a smaller team, which allows for more of a personal and friendly tenant-landlord relationship. I had a couple of maintenance issues that were addressed and fixed with promptness, in & outside of business hours. They even proactively provided a list of resources in March when Covid hit and there was so much uncertainty in the community. Five stars from my experience! Thanks to Ruby, Zach and David especially.

TERRIBLE MANAGEMENT!!!! Crystal Sierra was disrespect, rude and lazy! Terrible communication. Left me out of important emails when my name is on the lease which caused me to lose $1200. I didnt have A/C or Heat for 2 years. When I expressed my concern, i was told that A/C and Heat wasn't a necessity and the problem was never fixed. NEVER EVER USE THEIR SERVICE!!!

Viewed an apartment with Laura Freese and submitted an application. Never heard back from anyone at company. I texted Ms. Freese about a week after I submitted my application. It has now been about two weeks after I texted her with no response at all from her or company. I called the company to inquire and the receptionist had no knowledge of whether the property had been rented. I find this whole thing to be very, very unprofessional. You would think a senior property manager would know how to be more professional and treat potential customers better. I would give 0 stars if that were an option

- Ruby was VERY quick to set up a showing and take my deposit. Communication was initially great then just went downhill really really fast. On the day that I needed to move in she was absolutely nowhere to be found. Called, left messages, texted, MANY times. I had set up a really specific move in date due to my work schedule and needing to be cleared out of my old apartment. She got back to me hours later via text and some lame excuse as to why she wasn't answering before.

Do your self a favor and don't do business with these people. They are not good people. They will ignore your maintenance calls. I had to call three times to get my boiler fixed. They will try to steal your security deposit (notice this is a common theme in other reviews). On more then one ovation promises and price were spin and not honored by these people. I can't say it enough, take your business elsewhere.

I have had a good experience working with A.T Smith and Sr. Property Manager, Laura Freese. Laura has always been understanding and helpful. I have her cell phone number and call her whenever I need anything. I even used to text and she would get back to me right away. I felt like she was really dedicated to her job. Moreover, she did a great job with the building that I live in. In the 3 years I was there, she got us better policies, better landscaping, a some needed amenities and upgrades. The place wasn't great at all before but it shaped up under her care. I really appreciate that. I

After reading some of the reviews I was pretty leary about this property management company but there were enough positives and a lovely home to go ahead with the contract. Well, we've been here for just over a month and I am not sure who is writing the bad reviews but my experience so far has been above average (and I'm a tough critic when it comes to customer service). The house we rented slipped through the cracks of misunderstanding in prep of new tenants. I understand, mistakes happen but it's how you respond that matters - and so far they have responded appologeticaly, quickly

We were tenants for A.T. Smith & Co for 3 years. Our property manager was Laura Friese and we really appreciated how responsive she was to most of our concerns. We had a couple of incidents that required immediate attention and Laura made sure we were taken care of. Overall we would recommend them as a property management company.

DO NOT rent from A.T. Smith & Co. I have had many rental experiences, and this company is by far the WORST that I have ever worked with.
We rented a property from these folks and had an absolutely awful experience, so I highly recommend that you avoid renting from them at all costs unless you want your maintenance requests ignored and to be charged an exorbitant amount of money out of your security deposit.

- Put in a maintenance request to have multiple sets of broken blinds fixed. A young gentleman showed up half an hour before the scheduled

I called them interested in a few of their properties and I spoke with Charice. She was very short tempered with me, rude and said she didn't have time to help me with questions about the properties. She didn't seem to have any interest in helping me find information on the properties.

Put in a maintenance request and they dilly dally on getting it fixed. When you call to question them about it they get defensive and say they will get it done when it gets done.
Only deal with ruby! Make sure to get a direct line to her. She makes sure things get done. Everyone else will give you a roundabout.
