This complex is a mess, constant water shut offs for hours with little to no notice, and no idea when it will be turned back on. Work orders are started but never completed. Landlords don't care about their tenants and are only looking for more money.

I had a terrible experience living here and would not recommend it. While living there my unit and my neighbor's unit flooded due to backed up plumbing lines. The apartment staff did not send someone out as soon possible, saying that it would be expensive for them to send someone after hours. The manager Ashley did not handle the situation well and did not take care of her tenants as she should have. If the apartment got a better more suitable manager than the apartments could perhaps do better for itself.

The acoustics in the apartments is really bad. You can hear everything outside, even with windows closed. It is even worse if you are on the first floor because you can hear all the floor squeaks from above and conversations. Even worse when you have heavy footed people above. Management does nothing about loud vehicles or neighbors. Their customer service is non-existent. Don't bother asking for help after hours. The stairs are old and you should avoid the first floor unit closest to the stairs. You will hear everything running or pounding down/up the stairs. Old supplies/pipes/garnage disposal

Today, I received my deposit after 40 days. But just a fraction of it. They charged me $240 for nothing. I have lived in different states and different cities, and so far none of my landlords have charged me for any damage and gave me back my deposit in full amount. I returned the key to Michele while the apartment was absolutely clean and without any damage. I cleaned the apartment, bathroom, closets, bedroom and kitchen for hours before I leave, to make sure that everything is same as day one! Have been living here for almost two years during which I had to dealt with mice, giant flies, etc.. Recently, my upstairs neighbors have moved out and apparently the maintenance guys use the empty house to smoke. The smoking continues form morning to night and I can barely breathe in my own house. Told the manager about it and the best answer that I got was that they would email their maintenance people and ask them to be more careful about their smoking. Obviously that was not effective at all. Honestly, I do not know what else to do!

Ashley from the office is cool. She was pretty much on top of everything and helpful. Maintenance is also friendly and quick on requests. The minus two stars is from whoever partied like every other weekend. Walls are kind of thin so I can hear every single conversation and drunk talk going on outside. And the other minus star is from my security deposit. Granted, they didn’t take more than the range I expected but they still managed to charge about $100 more than it should have been. I have lived at the villages for a year now, and I was very pleased with our stay! Maintenance is always fast and they help with everything they can. Office people like Ashley are really nice and are always helpful. The bus for UC Merced comes right at the front of the apartments for easy access to school. Overall really happy here!

I just moved in a little over a month ago and i love my apartment. If i have any concerns or issues I let the office know and it gets handled right away. I love how Michelle and Ashley are always quick to help me with my needs. This is a very quiet and nice area, close to the college, my sons school and day care. The best location.

I lived here for about 10 months. When we showed up on our move in day the office was closed. Thankfully there happened to be a maintenance guy that was at the complex that was able to call for someone to assist us. Overall we waited four hours to be let into our apartment. They also didn't have two keys ready for us when we moved in so we had to give them our only key to make a copy and hope that no one would break into our home when both of us were gone. I have leased here for 1 year, my hubcaps got stolen twice, car registration sticker got stolen first week I moved in, and loud college parties after 11pm. When I moved out they took 80% of my deposit, I left the apartment spotless. In my 20 years of renting I have always gotten most of my money back if I had known I would have not spent 2 days cleaning the complex. They charged me for cleaning, paint, carpet and labor.
