Before I give my review, I would like to add that you cannot 100% believe the negative reviews. In August of 2020, I was getting an apartment and living on my own for my first time, and I was slightly skeptical about choosing The Bluffs due to the negative reviews. But I followed through because their prices were decent when compared to a lot of other places.
Since I have been living here for the past 6 months, I have had nothing but great experiences.
During the short, but harsh winter storm in February 2021, The Bluffs handed out ice melts, and sent text messages and left notes on everyone

Long story short, excellent apartments
My sister and I lived there for 4 years and loved it. It was our first and only apartment experience, although we had perspective from seeing the apartments of friends and relatives.
1. Price: Friends have commented that the complex is a little overpriced; however, we believed it was reasonable due to the added security of the gate, the proximity to our workplaces, and the wonderful staff. I should also note that, for us, the rent went up by $100 every year.
2. Security: The gate is functional most of the time. The doors feature a deadbolt with no external

Wonderful complex
When I decided to move out of Dallas County 2 years ago, I settled on Bell County. Because of the distance I had to plan my apartment search very strategically. The Bluffs was the first complex I visited and the 9 others I visited, as nice as they were, paled in comparison to The Bluffs. I have lived here for almost 2 years and am very pleased with my choice.
When problems arise, the office staff is quick to respond. Both Anita and Jessica are courteous and professional. The maintenance requests are handled quickly by very friendly and skilled staff.

I'm only giving 1 start because I have to in order to leave a review. This is hands down the worst place I have ever lived, we have smoke pouring in through our vents from our upstairs neighbors and the managers do nothing. Our hot water only comes on some times and we have a 6 month old baby who needs a bath every night so we often have to warm water on the stove like we are camping. We pay $800 per month to live in a place that allows people to leave abandoned cars full to the windows with garbage bags and only 3 tires parked directly in front of the mail boxes and office for over 8 months now

Two star, maybe three. Been here for two years. My front door still doesn't close properly. The door jam is rotting away. Gaps big enough for rain to come in. No insulating at doors or windows. Hot water is rare. Water pressure is horrible .Bugs from unclean neighbors (not particularly apartments fault) . Refrigerator is constantly freezing. I need a new one or fixed, not just defrost and leave. The paint is water based so i cant clean the walls. Carpet is falling apart. Hit and run (not particularly apartments fault). Employees are nice.

We have lived here for 8 months now and have yet to really complain. We had our AC stop working today and it was 95 outside, the maintenance man was there within 15 minutes and didn’t leave until he fixed it! He was drenched in sweat but was very pleasant and driven! The managers are super sweet and do what they can! The grass is well kept and I’ve never had an issue with pests! Our first apartment has been fantastic! Would recommend to anyone!

They will rip you off whenever possible. We stayed there for a year and not once did we bother them or bother anyone else. There were rats, roaches everywhere. And we never complained and now they want to charge us over 2000 for bs. I would not recommend.
There were also hit and runs on some cars. Definitely not worth it.

DO NOT MOVE HERE! If I could give negative stars, I would. Water damage, black mold, high levels of moisture detected in the the walls. Horrible management on the property as well as the property management company that owns the building. Zero communication until certified letters come in to get their attention. I’ve been in contact with several tenants that have and continue to have the same problems. Moral of the story...Spend the extra money at a different complex to pay for something that won’t put you and your family’s health at risk! All they do is “band aid” problems! For example

If I could give 0 stars I would, these apartments arnt worth what there charging especially when you take into consideration the illegal activity, all the pests (roaches, and rats) and the staff who seemed bothered when you go to them about anything. Better off staying anywhere else would not recommend
