Excellent service, thorough inspections, and accountability. I wouldn't choose to inspect with any other company. After moving, I discovered an issue that was not found during the inspection, although it was checked. HomeProbe covered the costly repair without question, and recommended a contractor who did quality work. What a horrible experience...

I am RARELY one to complain- especially on yelp. However....at first, I thought this company did a good job. They were communicative and "through". However, just after 5 days, I have run into numerous serious issues which could easily have been caught by a truly careful inspection. This is my first home and I felt like I went with the best option presented to by my relator (and that was my mistake).

However, after the FIRST wash, my washer started leaking and the HVAC unit also began leaking after 30 minutes of use. These are just two examples of the MANY

The receptionists are great and had good experience with the manager. However, I paid $1000 for a home inspection and a huge structural issue was missed. They have found themselves not liable even though it took my contractor minutes to catch the issue once in the attic. I recommend a company that will actually be thorough.

My realtor recommended this poor quality company to inspect our new home. The inspector missed major things and the company will not take responsibility. Sounds like other reviews here right?!
I do not recommend them and I plan to file a BBB complaint!

Home probe inspected our home in Atlanta GA 5 weeks ago - we went with them because of the 100 day guarantee. There was some mold in the basement and they recommended mold inspection which we did and mitigated the mold.

They missed a basement leak and now that we moved in - we saw that there was a big damp spot in the basement at the intersection of the walls and floor. I called them and they refused to take any responsibility.

They did not recommend a foundation check or any follow up in their report apart from mold inspection. The 100 day guarantee is hogwash and I have no recourse now left

My Home-Probe inspector missed observing & noting that one of the metal beams that supports my deck was cut all the way through. The beam is moveable when pushed and this is a structural issue so I am shocked it was overlooked. When I reached out to review this issue directly with Home-Probe, they said it was past their 100 days and couldnā€™t do anything to help get it resolved. A small shrub that used to be near the beam "mustā€™ve covered up the issue" so they couldnā€™t be blamed for missing it.
Additionally, I attended the entire inspection and made notes of potential issues around my home

After using Home Probe twice within the past 3 years, I'm beyond pleased with their services. This past week we had Tom Lloyd inspect a 35-year-old house that we have under contract. Obviously, when someone is purchasing an older home, they want to kick the tires to ensure that everything is in good order. Tom was personable, thorough and was able to answer all my questions which is impressive considering that I'm inclined to being OCD when it comes to big purchases. Everything from their personnel to their reporting is top notch. I highly recommend Tom and Home Probe.

We just bought a house and this company was recommended to us by our real estate agent for the inspection. They were very easy to book an appointment with, professional to work with, and timely with all correspondence including the report, which was very thorough. We even contacted them a month later needing a compliance form completed for our county water and they completed it with no fuss and sent it to us within and hour or two. A+++ customer service. Definitely recommend this company and will be using them again.

I'm including the same review below that I wrote on Google. As I'm sure the company will reply with the same false reply they did on Google, I'll go ahead and say the owner did not ask for a follow up from us or express any interest in alleviating any cost of repairs we incurred from their mistakes. He also incorrectly stated in his review reply that the inspector would not have been able to hear the loud noise from the pipes, which is untrue--it is audible when you are running the water on the same floor and it is impossible not to hear it. Ben at Home Probe is one of the best home inspectors I have ever work with.
I recently purchased a 120 year old home and had some trepidation about purchasing an older home. Ben at Home Probe laid the i surety to rest. He meticulously inspected the house from foundation to attic. He spent over 4 hours doing the inspection. The outcome was good. The home had been taken care of nicely and did not need anything. I received a home inspection on a prospective house. Joel came out and showed me so much about the house. I felt it was so thorough, it blew me away. The interactive PDF with explanations really made this such a good inspection. Joel and I went over all the pain points in the house. In the end, he gave me a good fair report with suggestions. His report took me from purchasing a home that had some issues that were dealbreakers for me, to pulling out of the contract. Greatest decision and I'll use them for my next contract.

If you want a thorough & detailed report on the condition of your potential new home, RUN from this company. They work for realtors. Not for home buyers. The inspection report was like a copy and paste project a kid threw together for school at the last minute. Lots of generic clip art and stock photos.

Home Probe was readily available. I contacted Steve on Sunday and made himself available on Monday. He met me at the property after his inspection and took time to go through each inconsistency and what needed repair was required.
He was very efficient and accurate in his findings.
Steve also provided me a list of people to contact for each repair saving me time to locate a repairman that was reputable
I would recommend Home Probe Inc for Home Inspections.

I have used Home Probe in the past, and again last week. The customer service excellence begins from the moment they answer the phone. I forgot her name, but the employee who takes the initial order is outstanding (Megan, perhaps). I remember her voice from years also(same person).

I found the price of service to be about average, but the quality to be top notch.

I use home probe for all my inspections. Melanie is the best and my customers are so pleased with their services. They are easy to schedule and have lockbox access. I have never had a bad inspection with them. Their prices are competitive and they seem to serve most areas all over Atlanta. I highly recommend them!

I'd give them a negative rating if I could. Used them a second time for another property purchase and the property is a debacle and I'm pretty all they did was just confirm there was a structure at the address. When I called them to follow up for redress I was basically told "too bad for you but we'll refund you your inspection fee if you'll sign this release." There was a significant plumbing issue that was not caught- keep the 500.00
Do yourself a favor during your due diligence period hire a plumber, roofer and an electrician to do your inspection- it'll cost

Have only had a couple home inspections in my life but this was top rate. Mark took his time explaining everything to us and said we could always call him with any questions even years from now!! He found several small issues and explained what needed to be dealt with before it became a big issue and what we could expect down the road. Am really impressed with Home Probe.

Tom An Inspector At Home Probe Was and Always Is Phenomenal!!! On this last purchase I facilitated as a buyers agent he went above and beyond to ensure my client understood what was going on with their house and also took the time not only during the inspection but after to provide my client and I further clarifications! If you're considering Home Probe, you should know they won't be working in your best interest. In my opinion they only try to appear to do their job while facilitating the home sale and maintaining a way too cozy relationship with the realtor who pushed them on you.
My realtor insisted we use HPInc for a home purchase. Steve S was the inspector. I specifically asked Steve to look closely at the master shower because there was caulk in several places on the shower floor. I wasn't able to stay for the inspection, but I assumed HPInc would do the job I paid them to do. HPInc had a delay

My wife and I purchased a home recently and hired home-probe to do the inspection. The report came back with some issues as all homes have them but nothing alarming. Within less than a week after closing we had roof leaks, pipe leaks in the crawl space and other issues with the house which cost us over $27,000 to fix. I addressed the issue with Melanie at Home-probe and she sent another inspector out to get a 2nd opiniĆ³n. Miraculously this Inspector concurred with the previous Inspector who did his report. We recently had the pleasure of working with Jose for our home inspection. Jose could not have been more professional, knowledgeable , direct and efficient in completing the inspection and articulating the results to us. After failing to book 2 other companies for a short-notice home inspection, I reached out to my agent and she recommended Home-Probe. I'm glad she did. I was able to get an inspection booked the day after I called.

I showed up to witness the entire inspection. Louis was at the property a few minutes early, and said it would be a few hours before he's ready to discuss the results. I let him do his thing while I waited on the property.

For a 2 story + basement, 2900 sqft house built in 1960's he spent 4 hours. In the last 30-60 minutes he took out his laptop to discuss the draft

We purchased 2 homes within the last year in the Atlanta area and Home Probe let us down with both transactions.

Short version: If you feel that you need to use this company, do your homework. Ask lots of questions. Write lots of notes and have another witness (other than your realtor) with you at the home inspection. The home inspector says one thing and they have some generic caveat in all their reports. Also, have a trusted handyman or contractor look at the home inspection immediately after the report has been generated and have them go step by step through the report. Home Probe is not

We were buying a home and William was our inspector. We hired his company (Home Probe) because our realtor was very pushy (that's a whole other review) and basically told us these people were the best. William came to the house and was very nice (says my partner Josh who was there to meet him). He explained what the issues were and cashed a $400 check for the service.

Upon move in we notice that the fridge (Ah, the fridge!) doesn't actually open all the way and none of the drawers open either. In William's inspection report it said that the fridge door "rubs against the door
