This is a loan with a interest rate that fluctuates with the market. This can be extremely beneficial if you are purchasing a property that you do not plan in staying in for the life of the loan because the initial interest rate is usually lower than that of a fixed loan. A payment plan that gradually reduces debt over a period of time.
Offers $5,000 in assistance towards down payment and/or closing costs. This is a deferred loan, not a grant, that has to be paid back in full when you sell the house or pay off the loan. The property can reside anywhere in Maryland. Also, borrowers cannot have owned a home anywhere in the last three years.
Typically between 30-45 days. It will be closer to 30-35 days for a regular loan without any assistance programs and closer to 45 days if using an assistance program such a first time homebuyer program. Each person gets three credit scores when a report is pulled, one from each credit agency. The middle of the three scores is the one we have to use for scoring.
