BGAM company has taken over managing our building for a year. Seven months ago, they rented a unit to a tenant who disturbs the security and comfort of all other residences of the building every day and night. The tenant is severely violent and destructive to the point of threatening residents with a teaser gun, verbal assaults on threatening resident lives, and stabbing and engaged in damaging the property (breaking windows to attack).

Several of the other reviews cover the details of a disruptive and apparently dangerous tenant that has resulted in unacceptable living conditions for the neighboring tenants. The disturbing thing is that management most often choses to ignore communications from the cooperative and lease-abiding tenants; this may be negligence? I suggest management take swift and affirmative action to find a win-win resolution to the issue - show some leadership! I look forward to the day when my kin (who lives there) no longer has to share the latest police and other drama from the troubled tenant.

Marc's Management has been abysmal. His company’s negligence in addressing issues on his properties is creating a dangerous situation for one of my best friends and his friends who live in one of his buildings. Marc has moved a dangerous person into the building who’s threatening everyone's safety and does nothing about it for over six months ignoring calls and emails by the tenants even though the police come to the property regularly.

I visited my friend over new years 2021/2022 and the issues with his neighbor threatening him and the other tenants are beyond belief. During my visit, the noise from this tenant was incredibly disturbing and disrupted my sleep. It made me uneasy during my entire stay. It was clear how much this is bothering my friend and the other tenants, as well as making their entire living situation untenable. He has contacted BG Asset Management multiple times with no response. I am a tenant living in a facility owned by Marcs management company and have been dealing with an extremely disruptive and violent (broke my next door neighbor's window recently) tenant for over 6 months. Marc and his management team have been provided with evidence from 50% of the tenants in the building who are affected by the tenant's behavior, documenting the severity of the disturbances. A tenant in my building was moved in after Marc and his company took over management of the property. Shortly after moving in this tenant began harassing another tenant in the building about 6-7 months ago. The harassment impact spread to multiple other tenants in the building. This tenant's harassment and aggression towards those in the building has escalated to the point of breaking a window of the target tenant's apartment.

Ignores calls,text and emails. There’s been termites in my home. Leaking pipes. Mold and mildew and not very secure. All has been ignored. They’ve text/email me and sometimes say DoNotReply to this text/email. They will send several people to look at your place like they’re going to do work then nothing is done. They make threats like it’s the law . Well I think I'm getting my day in court because along with the actual landlord this management company is a Slumlord.

I had two appointments with this same company, one at 520 and another site at 630. The first appointment no one showed up to the property and there was no number to contact anyone. I wrote the automated text number and asked if anyone was going to show up. It texted me back a number of the agent who was suppose to show me the place. I texted the number asking if they were the agent showing me the first showing or the second location. The response was "yes how are you?" Weird. Haven't moved in yet but the communication alone was enough to give 5 stars. I'm not a patient person, especially when I really needed to move out of my hellhole apartment. Everyone has been super responsive and took the time to answer my questions thoroughly. I especially appreciate them being flexible with my move-in date. The manager who showed me the property was properly masked, let me walk around the unit alone, and was there when I arrived 15 minutes early (wanted to beat 5 o'clock traffic). I lived apt where BGA management took over recently (Ethan apt in sacramento) I can't say new management is good or bad since i moved out after, but one thing for sure, BGA management new management seems to be NOT COMMUNICATIVE because i was charged with furniture dumping fees when i moved out for furniture that I DIDNT EVEN DUMP OUT! My security deposit is mostly cut off from there. I called the dump company management hired and asked about the invoice and they said "WE NEVER PICKED UP ANY FURNITURE AT ETHAN APT SINCE BACK IN MAY", so i wonder WHO PICKED UP "APT CLAIMED-MY FURNITURE" AND DUMPED

I've worked with BGAM for the past two years and they have always been professional and responsive. Best way to get their attention is through Appfolio or a direct email to the account manager. If living in a multi unit building as tenant or owner, best to contact the HOA board member first and have them contact BGAM. It works better as with all property managers they are unable to field every phone call from tenants that may or may not have a problem. In all cases, I have only had a positive relationship with them as an owner of a condo in a building they manage.

Very Unprofessional. I had a tour scheduled for 5:45 and they called to let me know they'd be an hour late. I waited an hour and called for an update on the scheduled appointment but no one picked up and no one ever called me back. No one ever showed up. I ended up leaving the location at 7:40. I waited 2 whole hours! I called Marc Guzman and left a message on Thursday 12/13 and I've had no reply. I'd give zero stars if I could.

I'm still in Marc's debt. I took on a big project by buying an 11 unit apartment building when I wasn't really ready to manage it. I asked him if he'd be willing to teach me for a few months until I got the hang of it. Well the building had been neglected by the previous owner so it came with more than a few issues. There was no incident that could occur that he didn't know how to deal with professionally. I have since taken my building back over without shaky legs thanks to his help. I did not have a pleasant experience with Mr.Guzman. I made an appointment on Monday to view two rental properties in Richmond on a Thursday. My first appointment was at 4pm. At 2pm Mr. Guzman emailed me reminder about my appointment, the reminder said to be on time. I arrived the property at 3:50pm. I waited for 10mins then called. I called all his numbers however no answer. I finally received a text from him stating he was in a meeting. We submitted an application with Marc's office and paid all the fees ad submitted the additional paperwork but his office never got back to us, the normal time frame is 3 business days but instead we received no word on acceptance or denial of application for a rental property. I find that highly unprofessional and inconsiderate, considering the time and effort put in by an applicant that has even paid the application fee. It is common courtesy to notify an applicant as soon as they know of whether or not they have been approved for a property. The office instead has posted a new open house

Marc does such a good job managing my properties I don't think I can rightfully put my job down as "landlord" anymore! He takes care of everything.
He just rented a house of mine for 2,050 per month. I had it previously rented for 1500 per month. So even with his fee I will wind up making several THOUSAND dollars more this year off this property alone.

Mr. Guzman is an excellent Real Estate Agent and Property Manager. I have heard nothing but praises from him about properties that he manages. He is up to date with all the laws and he has strong ethics. I can give you one example when I was trying to evict my tenant and I was freaking out.
