You will usually have three policies. A flood policy, wind/hail policy and a fire/theft policy. A single insurance agent can arrange a quote for all three and with the Beach Plan policy they combine them together. It is often a good idea to find who has the policies currently and get a quote from them since they already have the property covered.

We rented Sand Castle in Kitty Hawk which is a beautiful, spacious, oceanfront house.
We were delayed moving in almost 2 hours because they had not finished cleaning yet. After a 9 hour drive, that was not welcome news.
We noticed the lower glass sliding doors were off the tract and were in an open position. The cleaners said a work order had been put in. We did not feel safe having the door partially open so somehow we managed to get the door back on the tract which was a good thing seeing no one contacted us to fix it for 4 days. The air conditioning did not work in half the house. A repair

This house is BY FAR THE WORST HOUSE we have EVER rented in over 20years of renting at OBX. Ants and large Palmetto bugs were just a few of the unexpected surprises in this VERY NOISEY house I've ever had. To say a HUGE DISAPPOINTMENT is a HUGE UNDERSTATEMENT. A large hotel sits right next door blocking half of the oceanfront view we paid for along with the VERY BRIGHT lights at night that a parallel to the outside deck of this house. Do NOT rent from joe lamb jr !!! they are thieves and liars!! paid $6500 for moon song and had no central a/c as stated in the signed contract! home was 80-85 degrees everyday!!! stated we would be compensated and now they are trying to make us take down honest reviews or we won't get back a penny!!!

We have been trying to call for a week now to see the status of a Fitbit and earphones that our daughter left under the pillow in the room she was using. We realized it fairly quickly and ran back into the house. But that was after the cleaners had cleaned the house and before the next people came in to rent it. We know this because we were at my parent's house two doors down. We have yet to receive a call back from Joe Lamb's establishment or from the 'lost and found' person in charge. House # 426 named Jay Jones. The house was dirty upon arrival. Surfaces sticky and floors sandy. Windowsills and baseboards dust coated. There is a large amount of fuzzy mold growing on several windowsills. IMO the cloth furniture is stained to the point of being disgusting. The washer and dryer did not work and it took a week to get it repaired as they showed up Wednesday of our second week-a week or more after we reported the problem. If we hadn't been renting for 2 weeks we would not have seen a repair man. All paid up ($5k+) in advance so not leaving but truly IMO a horrible place. There

Our Family recently stayed at 647 safe habor, s. nags head. Definitely a disappointment. The pictures make the home look sooo much better. To start with , the carpets are probably as old as the house. A lot of the mattresses were old. The house has 10,000 tchotchkes, no lie. Lots of dust. The 2nd dishwasher didn't work but there was a note someone would come to fix it, never happened, which is very inconvenient for a large group. The kitchen utensils are from the dollar store so bring your own. Dirty sheets from the prior renters were left on the bottom porch in a bag all week. Pool

We rented a house in Nags Head from 8/8-8/15. The pictures on the Joe Lamb website don't do the property justice, and I mean that in the worst possible way. The house was a slum. I have pictures if anyone is interested:

1. Ceiling fan in one of the master bedrooms was hanging by one wire (to be fair we did request this be fixed and it was)
2. Freezers need defrosted throughout and there is water damage on the walls and ceiling - extensive damage by the 1st floor freezer that could now include mold
3. Furniture was ripped and stained
4. Vegetation is over running the pool
5. TVs were missing

On our way down to "MOON SONG" in Nags Head (July 10th) a maintenance worker called me to notify me that there would be NO CENTRAL air in the home. She said the air conditioner had broken and that the family who was there before us said that the home was still very "comfortable" and there were more than enough units for us to be alright. She was blunt and matter of fact. She never even apologized for the inconvenience this may cause us.

After driving 7 hours in traffic and arriving at the home, the entire upstairs living space was 85 degrees!!!!

683-Moon Song!

Central AC went out days before our arrival, but we didn't get notified until 3pm on day of check in. Due to the fact the home was suffering from severe mechanical deficiency we should've been given a reasonable time to void the contract. Joe Lamb and associates advised us to stay in the 85 degree home and they would offer us compensation, and assured us that things would be made right if we stayed. Nothing was done to compensate! The home had loud window units that ran nonstop cooling the home to 78 on a good day but most days the home stayed at 80. It was beyond uncomfortable

This is so far from the truth, it's honestly amazing. I called at least FIVE times, got no answer & no call back. I spoke to someone I believe named Faith and actually have witnesses to her disrespect on the phone and that she told us that the house wasn't completely cleaned before the next people went to stay at the house. THEN we spoke to her superior about her attitude and they said it was unacceptable. Thanks for taking the time to reply, but please don't lie just to look good. Feel free to call me, I left a voicemail a few days ago.

In response to Jodie H., regarding our staying at Brigadune on September 27, 2020. I did not complain about the toilet not flushing but your response indicated that there was a problem with the "drain fields". Did you already know there was a problem? After we realized there was a problem flushing the toilet, we used the toilet upstairs which worked fine. But the water running through the pipes in the bedrooms was very annoying making it very hard to sleep.
Also, we were there at 3:00 pm. We were told that check in was at 4:00 pm. We received a text at 4:00 pm with the key code number

THERE'S A REASON THEY HAVE TWICE AS MANY 1STARS THAN 5STARS!!

Rented Kitty 1. It's wasn't the vintage beach cottage you expect, it was old, run down, beat up furnishings and kitchen. Covid "extra time cleaning" is a joke. This last was dirty! Food in and under the couch, dust slightly wiped away but fake flowers left with months (if not years) of thick sticky grim on them. Doors did not operate correctly and boards loose on steps and deck. Cracked walls in shower! And many other items. Rental company was made aware of all this. Good luck renting from Joe Lamb...they

Latest update - Still not good. I submitted my review on 7/30/2020, Joe Lamb's staff commented on 8/11/2020 stating
"Your letters of concern have already been forwarded to managers so they could respond."
It has now been 3 weeks since Joe Lamb's comment and I still have not heard anything from any manager nor anyone else.
Again, this is the worst experience I have ever had renting in the Outer Banks.

Long story short: Renter BEWARE.

***Update 8/13: we have tried to call for the past 5 days for "Kim" who's the "manager". We've left a voicemail on 8/12 at 9am with still no callback. Calling today at 11:00am, the receptionist was kind enough to inform us that "Kim" screens her calls.

Our family of 17 decided to rent "261 - The Beach House" located at 8015 S. Old Oregon Inlet Rd.

We received information that check-in would be at 5pm on Saturday: "Check-In time is 5:00 pm. Due to COVID-19 procedures we are unable to provide Early Check-In

Review of Joe Lamb Jr & Associates - BEWARE

We stayed at the Tides Inn (212) - very disappointed
The following was submitted to the standard Joe Lamb email survey and multiple emails were sent to the staff without any response or acknowledgement. Of course this review is not posted on the Joe Lamb website because.

The unit master bedroom bathroom was clearly either not cleaned at all, or not cleaned very well. Upon our arrival the shower in the master bedroom had a long women's hair hanging on the wall of the shower and used soap still in the bath tub ledge. We were immediately uncomfortable

Here is my review of 18S-E All Decked Out located at 8701-E S. Old Oregon Inlet Rd.

Disgusting, dirty, run down and full of cockroaches. The wi-fi didn't work, the counters and tables were sticky, the bunk beds were creaky and sounded like they would fall at any moment, and one of the pictures of a bedroom on their website is a room that is locked and unavailable. Another bedroom is actually a bunk bed shoved in the corner of the entrance hallway. Nice false advertising.

We called and emailed on the day cockroaches were discovered and received no response. So we had to make an office visit

Our home was in need of maintenance. Dangerous weak boards on the decks. Low water pressure throughout. Exterior doors hard to close . Home was very dusty inside. Very limited views of the ocean.

RENTER BEWARE!!
After for renting for years in OBX with Joe Lamb Jr we had to cancel this year. We had such a hassle to cancel our vacation with 5 months notice. Joe lamb is horrible to try to communicate with. VERY quick to take your down payment for your vacation and very painful to try to get it back. Beware of the cancellation fees ! ! Read the fine print and shop around ! !


I have tried to reach out to Joe Lamb Jr, asking to speak with a supervisor as my first contact was very difficult to deal with.

I hope if you rent with them you will have a better experience that i did, read all the

Renter beware is the caveat here. Uninhabitable living conditions. The house was full of thick
black mold in lower level and no big deal to Joe Lamb realty. No problem as it's not their health. They stalled all day long and finally decided we could get another rental. The lease is a mystery to me.... Very worried about the money and no apologies.
NEVER AGAIN... Packing up and moving with 73 year old cancer patient and 75 year old post heart attack mother. Thank You Joe Lamb Jr. Realty.
