Real estate agents represent the sellers unless the buyers, either verbally or in writing, retain the agent to represent their interests and to negotiate on their behalf. When speaking with a seller's agent, understand their job is to share any information with the seller that would benefit the seller in a negotiation.
When selling your Outer Banks property, there are many factors to consider for the process to be as smooth and seamless as possible. Prior to listing, Carol suggests you understand the tax consequences of the sale you are anticipating. Your accountant, CPA, or financial planner should be consulted to determine any potential tax liability.
Certainly none of us has a crystal ball to know what direction any market is heading. But we do have a rear view mirror and looking back on market data to understand our current position in the market cycle is worth a look. At the market peak in 2004 and 2005 our local MLS generated almost $1.2 billion dollars in volume of sold residential units.
The Currituck County beaches are the northernmost Outer Banks communities and are comprised of two distinct areas. Corolla is the last developed area and is quite literally, the end of the road. Carova extends north of Corolla to the Virginia state line, an area accessible on the beach by four wheel drive vehicle which is also home to a herd of wild Spanish mustangs.
Duck is a picture perfect seaside town, home to an estimated 400 people and a vacation destination for thousands. A relatively narrow land mass features maritime forests and seaside dunescapes and some of the highest dune elevations in our area. With a pedestrian sidewalk in the downtown area it is an easy walk or bike ride to shop or dine.
