Prior to meeting the appraiser, make sure there are no safety hazards. An appraiser will typically note in the appraisal report if there are any bedroom windows with safety bars without a release lever, empty pools/spas, exposed electrical wiring, exposed subflooring, chipping paint, water damage, holes in the walls, etc.

Excellent service and turnaround time. I emailed Scott inquiring about a retrospective/date-of-death appraisal and within a few hours he had called me to discuss the details, including different mechanisms for conducting this appraisal during the pandemic. The inspection occurred the next day and the report was available the day after that, less than 48 hours after we first chatted. Scott just did an appraisal on my rental house; he got there at the time promised and performed the appraisal in a professional manner while working with my tenants in a very courteous manner. The appraisal was complete and came in at a number that I felt was very fair.

Scott is very professional, very honest and an all-around pleasant guy to work with. When I called him, the only thing I knew about appraisals was from a conversation I had with another appraiser the day before. I knew nothing about how long an appraisal takes or how much it costs. I needed three properties appraised in a short timeframe. He told me that he could only do two of the properties in the timeframe I needed, but gave me some numbers of other appraisers I could call for the third. Between Scott and his contacts, all the houses were appraised before my deadline and for 50% of the cost
