All co-applicants over the age of 18 must complete their own application, unless husband and wife. All applicants will be accepted or rejected for residency. When LSI Property Management takes over management of a building, we are here to assist the owner with collecting rent, marketing units, signing leases, maintenance, and much more. Coordinating incoming maintenance requests, scheduling maintenance with residents, and any annual building maintenance required.
I am the owner/broker of LSI Property Management. I am originally from Hastings, MN and am the 3rd generation product of rental property owners/managers. Having grown up in a family of property owners, this business is in my blood and has become my life. I came to Menomonie to attend UW-Stout and grew fond of the community and have been here ever since.
You will need to get approval from ALL the other lease holders. This means that all other parties on the lease must put in writing that they are okay living with your subleaser. If one party on the lease is NOT okay with the subleaser you have found, it will not be approved. Both the original lease holder and the subleaser must make an appointment to sign paperwork together at our office at 300 Wilson Ave W, Menomonie, WI 54751.
The following list is provided to assist you during your move out and lists the items that are expected be done upon vacating. For your convenience, you can view and print the Move Out Checklist HERE. Wipe down all bathroom exhaust fan(s), heat vents, cold air returns, and electric heat registers. Vacuum under and in between the boiler or electric heat registers.

If you happen to need to get ahold of them. They hardly EVER bother answering their phones during their 'work hours'. Ontop of that their office doors are never open even during open hours. They're always locked. Plus they have reflective one way mirrors installed so you can't even see inside the place you drop your checks off at. Never met a single person. Their response to emails is lack luster and the only decent person was the maintence guy who came early and was polite and got one issue fixed in less than 10 minutes. Wish they'd actually care about interacting with their tenants.

They've been known to blackmail tenets........ I had to supply salt during the winter because they didn't, ibought a shovel to remove snow because they only did main sidewalk around the building. My heaters didn't work causing me to buy multiple space heaters, no vents in bathroom causing mold to grow, no drain guards in kitchen or bathroom stains in sink or tub and the safety light outside was replaced by me. Just not good. They are terrible at communicating, and will gouge you on your security deposit. They charged us almost $100 for an additional garbage fee when we moved out that was not in the lease and we did not agree to. We left no additional garbage or large items at the place when we moved out. We called them multiple times multiple weeks in a row to try to discuss the issue, and were told that we had to talk to the owner, who was conveniently out of town. I've left messages a few times and still have not gotten a call back. It's sad that they will try to take every cent they can from college

Management is ABSOLUTELY terrible. Called in November about our roof leaking and they never fixed it and we moved out in May. Called about our garage door and it never got fixed either. Liz is very rude when on the phone she claimed she called us multiple times about our roof and garage door but she didn’t call once and when we called she’d get all rude and upset about it. Don’t rent from LSI they are terrible. We never even met any of them either. Just goes to show how much they care about their tenants.

If you need someone to talk to here, chances are you'll end up talking to Liz. She seems to want to fix problems, but some times I wish there were managers you could speak to on a location basis. The washers and dryers are horrible. The location in Amery I lived at started out fairly clean, and seemed to be cared for outdoors less and less. Mowing happened fairly often. Very unclean outside (which is not LSI's fault but the tenants and snow removal was really rough, got stuck in the parking lot a few times. LSI Property Management is probably the worst place you could ever rent from. I repeat. Do not rent from them. As a college student I'm pretty laid back, I've had to live in some generally not ideal situations. The only reason I'm saying something now is because Liz. And LSI. Absolutely screwed us over and knew it. So when you sign your lease as a college student generally you have a one year lease right? What management company expects college kids to lease forever, not to mention what lease doesn't need to be resigned after 12 months? Apparently not this one! So evidently

I rented from LSI for close to a year. Had problems with the lighting in the kitchen. Asked for a service person to come fix it. Came home and found broken glass all over the floor and throughout the apartment. Clearly the repair person broke a bulb or something and didn’t bother cleaning up any of it. Snow removal rarely ever happened. Only if someone complained that it wasn’t done. They never get back to your emails or questions. I rented an apartment through LSI with my friend and both of us couldn't wait to move. We felt like they often did not care to listen to us and the entire time we lived there we did not have working dryers and the washers were broken half the time. There were bugs everywhere inside. We set out traps to help. And they were never on time with snow removal and often felt so so sooooo disorganized as a company. DO NOT RENT FROM THIS PLACE. Lsi was by far the worst experience I have ever had renting. They don’t reply, don’t fix your issues, lie to you, and are overall not professional in the slightest. We had a hole in our ceiling that leaked for 3 months despite constant heckling to get it fixed. Our washing machine broke which then didn’t get taken care of for over a month, and then the dryer went out which again was not taken care of for over a month. LSI was good to us throughout our lease. Our apartment was purchased halfway through our first lease and LSI took it over and we ended up renewing for a total of 2 years. They have always been responsive for any messages we had sent them and were fantastic to work with. If I ever move back to the Menomonie/Eau Claire area, they would be my first point of contact for housing. The only issue we had was in the winter when notified that a plow was coming through it would sometimes not be for hours later but I do not really blame LSI for that. I would give this company 0 stars if I could. Liz is rude and does not return phone calls. The property managers have a quick turnaround, probably because of the way they are treated from the higher up staff. My refrigerator was broken and I called multiple times and they wouldn't do anything. I ended up spending $300 to fix the fridge then received an eviction notice because I took $300 off of the rent that month. Ridiculous! Property was horribly managed and never taken care of. One of out bedrooms repeatedly flooded and was uninhabitable and they still wouldn't let our roommate out of the lease. Also, they never got rid of it took care of the bats we repeatedly called about. Those are just a small portion of the issues we had with this landlord. DO NOT RENT FROM THEM. My infant son and I moved into our apartment this past January 2017. Prior to our lease signing, Jesse and her co-workers at LSI, worked with my financial situation and gave us the opportunity to live independently while I finished my undergraduate degree at UWRF. Liz and Jess have always worked with my family since day one.If there is a repair needed,it is fixed the next day. If there was ever a issue Liz would listen and help come up with a solution.The tenants are great now,building is very quite.I have just renewed my lease again with them,going on year 3. Worst excuse for a management company that I have ever seen in my whole life. There is no onsite management. I lived at this property for years and have only seen them a handful of times. Like previous poster stated if you need anything fixed or taken care of good luck trying to get anyone to call you back or answer their phone. Also like previous person posted they came up with completely ridiculous charges to justify keeping all of my damage deposit. The property was never kept up with and the building that I lived in was completely out of control with drugs, noise, etc but because I called to
