An application fee is required to process an application. Application fees are $25.00 for the initial applicant and $10.00 for each additional applicant. Download and application, fill it out, and drop it off at our office. Please contact the Yak Estates office to learn about the supporting documents required with all applications.

Not nearly as bad as the one star reviews make it out to be. We've just renewed our lease for a second year. It's quiet, and people tend to keep to themselves, which is totally fine for us. Sure, there isn't the best circulation, but it's nothing a few fans can't solve. Huge windows in the front and living rooms let in lots of light. We were able to to fit a Queen sized mattress up the stairs, but the box spring took some...ingenuity.
The only drawbacks, some of the apartments got new slide up windows, while the rest of us are stuck with pushout one, which can freeze and stick pretty easily. I

Zero stars. Moved in 1/2/19, moved out 1/27/19. Only stayed that long because I had to wait on another apartment across town that I found to become ready. Don't proceed with caution, don't proceed at all toward living at Yak Estates; You will regret it if you do. I was officially in my apt 25 days but was hardly there. The air quality is toxic due to subpar ventilation. I even tried to prove it with an air quality inspection, but was not permitted by managment. My health declined while I was there and immediately and very noticeably improved as soon as I moved into my new apt. I broke my lease

Yak Estates was a perfect first apartment for me, I even renewed my lease a little while ago. Daniel in the front office is extremely helpful, and the woman who showed me my apartment was very accommodating. There is a large network of beautiful walking trails right in your backyard, and you get a little covered patio area with plenty of storage all to yourself! They are extremely pet and child friendly (there is a safe playground right by the front office) which is wonderful for all of the dog owners in Fairbanks. I lived there for over two years and it is a great place to live and really pet friendly. It may not be up to date but everything is maintained well which is really what matters. It is also affordable and has a large living room with really pretty windows.
There is enough space to bring a king size foam mattress upstairs (I am unsure about a box frame). The staff is also really friendly and helpful.

To everyone who is ever interested in moving to the place, please dont..Lived there for 1 year and i moved out. The place is very moldy, smells, cold, heat doesn't work, well and expect 180$ for electric bill for 2 person. Thats with us being super conservative of our electricity because of the high bill. Called GVEA and asked why its so high..turns out their old water heaters in the apartments use electric. Hot water cuts out after 20 min in shower and you have to wait 3 hours least to get it back on. Office building is not helpful at all and wants to milk your money. However technician guy is

I moved into these apartments while going to college. I never had any problems at all. The only bad thing is that you can't fit a queen or bigger size bed spring upstairs. When I lived there, there was only one leasing agent in the office she always remember me and what apartment I stayed in which was nice.

Loved living here. The apartments are old, and it's hard to fit furniture through the front door (and up the stairs), but the location is awesome. Sooo pretty. It feels like you're up in the hills and far away from everything, but it's very close to town. Also, Just-A-Store is right down the hill, and it's a GREAT convenience store that has/makes deliciously unhealthy food.
