I fully intended to leave a 5 star review after recently moving to the Georgetown area and spending our 1st year here. We have strived to be great stewards of this space and we thought we left the apartment in the same condition that we had left it. Unfortunately, after hours of meticulous cleaning we were sent a letter stating that we are not receiving our deposit and are being forced to help pay for new carpeting.

Beautiful community. Safe and peaceful. Management and Maintenance are excellent and responsive. Good neighbors. In isolated situations where neighbors have been less than considerate, management has handled professionally and kindly. Public service announcement for anyone moving to Georgetown: avoid Waters Edge “Luxury” Apt. Homes. 1. There’s nothing luxurious about them - old and not renovated.
2. They are negligent in their communications of safety hazards- abridged version is I was attacked by a dog in resident (“broke collar”) and that dog was readmitted to the property - without my knowledge.
It was also the dog of an employee.
They NEVER notified the community of this.
3. There are rules sure...but there is also consideration. The management does not engage in the latter. River views are nice but you can

Best of luck trying to rent from this complex. The property manager is on a power trip and accepts absolutely no responsibility for any wrong doings of the apartment complex. If you ever need any assistance I wish you the best of luck as she shows absolutely no empathy and responds in a cold manner.
The management company that responds to most of these posts is even more of a joke. They redirected us back to the person we had issues with and were absolutely worthless. I would seriously reconsider renting from this property or any of the properties that Bassham properties “manages.”

After living at Waters Edge for about 2.5 years, we finally had to move due to my husband's military orders. Now that I live in a different apartment complex, I can truly say we had it so good at Waters Edge. Our apartment was great: had a nice wooded view right above the creek that led out to the river. Noise was never an issue and overall it was very peaceful. The huge balconies are so luxurious and being able to walk our dog by the river was a treat. There is even a cute dock area to put kayaks and canoes down and a kayak rack that the complex installed at the latter part of our stay. You can

Beautiful location with river access. This apartment is a bit older than others in the area but was well-built. The staff are friendly and maintenance is completed quickly. The monthly tenant dinners/lunches are awesome. The views from my apartment are gorgeous! Spacious balcony, and picture windows in the kitchen. As a nature-lover I am so pleased with Water's Edge.

I've been at Waters Edge for five years and it's one of my favorite places I've lived.
It's nicely tucked away so that you're close to a lot of wonderful local businesses and amenities, but the atmosphere around the apartments is quiet and tranquil. As the name implies, the property runs up to the San Gabriel river, and there's a nice grassy area behind the river side buildings to have picnics or walk. There's also a place to put in if you want to go paddling.
The grounds are well maintained with lots of parking, although parking permits to hang on your windshield to keep overcrowding down. There

We have been living here (family of 4) since summer of 2016. We live in a wonderful, second-floor, 2-bedroom apartment right on the river. The space was clean and beautiful when we moved in and we love the layout and huge balcony porch. We've been so happy here. We keep our canoe down at the water access location and enjoy the property every chance we get. It's truly just gorgeous. Our neighbors are great and the staff at WE are amazing. Any issue we've ever encountered (running toilet for example) was fixed right away. The maintenance people and the office people are so friendly. They know us
