I’ve rented through Asset Management for 2 years. One year in student housing, the last in an apartment for me and my husband. I didn’t have too much to complain about my first year renting with them. I would just get annoyed with their pop ups with last minute or no notification. When my husband and I moved into the 2nd apartment, nothing was clean. Counters, windows, walls, and floors were dusty and sticky. There were children stickers on the wall and the ceiling. There were even dishes left in the washer. It was almost like they didn’t clean or inspect the apartment before moving us in

If I had a zero, I’d give it a zero. They are the worst company I’ve ever seen in Cedar. First, they break into the room without notice. I probably never would have known if I hadn’t happened upon them once, they would have gone straight into the room without telling the occupants. Secondly, the carpet cleaning fee is deducted when you check out. Funny thing is, I checked out on Monday, and when I walked by on Wednesday, someone had already moved in. I wonder if they really used the deducted deposit to wash the carpet, especially since I didn’t stain the carpet.

Do not rent from these people. We haven't lived through them for almost 5 years. They broke into our home without notice of showing up several times. After each if which I called the police. Came in when we weren't home again without telling us. They tried to charge us 500 for damages done in the downstairs apartment not even caused by us. Lindsey's husband pounded on our door after hours claiming we stole his tools and calling my husband nasty names because he is Mexican. Once in the apartment they tore our stuff apart looking for this tool I guess we stole and never found again police were called

Avoid renting from these people at ALL COSTS. Things started off fine with them, but I quickly realized how shady they are. They will find any reason to keep your security deposit, will either show up unannounced, or send people to fix things unannounced, the place was disgusting when we moved in, and they overall were incredibly passive aggressive to work with. Doesn’t matter how great of a tenant you feel you may be, they’ll screw you over for their own benefit and greed. There’s a reason they have a 1 star rating. I wish I would’ve noticed that before deciding to spend my freshman year

Don't rent from them. They are slumlords. You will never get a deposit back and the lady at the front desk is one of the rudest and mouthy people I've ever met. Easily the worst property management company in all of Utah. They don't deserve one star. The owner is just as rude as the airhead at the front desk.

You WILL not get your deposit back. They are known for this. They will “find” things to fix, etc. We gave them the benefit of the doubt and now regret it. They also showed up to my daughter’s apt, un announced, walked into her bedroom while she was there. Luckily she was dressed!
The apartment was gross, old and needed a severe update. We had to scrub it before we felt comfortable leaving her there.
She’s found a new place, luckily. Beware!

I rented 261n 400w cedar city, through Asset Managment for about 4 months. Let me tell you, these people will do anything to get you out and steal your money. We had a puppy in the apartment for 1 day and we came home to a "3 day notice" to move out. We left the apartment spotless, cleaned carpets, and everything. The deposit came 2 weeks later to my new address and there were damage charges for "blinds, air filter, and door plate, odaban from animal, remove "satalite" cables and equipment. $285" The lease, carpet cleaning, and cleaning fee added totaled: $470. The "$700" deposit was now a check
