Incomplete appraisal lacking physical address(using a Pakmail address), expired license information, expired insurance information. He was asked for revisions because details lacked in the appraisal and the turn around time was 1-2 weeks on revisions. Last communication was that his internet was down and he didn't know when he could get to it. We ended up getting a new competent appraiser and everything worked out well.

Our appraisal report (which took 8 weeks due to "power outages" and other excuses I see other places in these reviews) was so inaccurate that our bank would not accept it. He was given a chance to fix the report but instead doubled down on his incorrect opinions. We had to find another appraiser, who thankfully understood the market.
