This was a 1031 Exchange transaction and required some extra coordination. Plus, my buyers had another important appointment shortly after the settlement time. All the paperwork was done correctly and my clients were able to make the appointment in plenty of time.

RUN FAR AND RUN FAST.
How this company stays in business is beyond me. The office in Waldorf should be closed down for their lack of communication, lack of quality services and failure to follow through with transactions.
First, the closing rep had a HUGE attitude, failed to answer a clear questions or just did not respond at all.
2nd, the closing documents were incorrect and no one noticed until I discovered the numbers was off shorting me $495 and charging termite inspectionI has already paid and provided proof. It was resolved to my surprise: however to date and three requests later, I still

Clean, professional, and timely. This title company was the buyer’s choice for the purchase of our house, but I may be back someday because they were so good. They answered the phone when I called them with questions, and they contacted me directly when they had questions for me. They lined up everything perfectly so that when closing time came, it was smooth and fast.

After signing all of my closing documents, I was notified that the taxes were incorrect since I was not a first time homebuyer. I had to wait over an hour for the title company and mortgage lender to fix the documents, send it to the title company and have me sign the new documents. I also had to pay an extra $1,387.50 out of pocket after I was given the final cash to close amount. I find it very unprofessional that this information wasn't figured out and clarified before I signed all the documents and that a customer had to pay more out of pocket than what was the final cash to close amount. I hung my license with Samson back in December 2020. What I really like about Cardinal Title, is the systems they use to communicate with all parties in the transaction. It makes the process seamless for the agents, staff, seller and buyer to be able to submit documents in a timely secure manor. Their staff is highly trained and are very responsive.
