VA Loans play an important role in putting our brave military-serving citizens and their families into a home of their own. A VA loan is issued by a private lender and insured by the Department of Veterans Affairs. It's a valuable benefit - offering a mortgage with a lower-than-most interest rate that usually requires no down payment - for qualified U.S. veterans, active-duty military personnel and certain surviving spouses.
A USDA home loan is a zero down payment morgage for eligible rural and suburban home buyers, and might be one of the government's lesser-known home loan assistance programs, also being one of the better government backed loans if you qualify. USDA loans are issued through the USDA loan program, also known as the USDA Rural Development Guaranteed Housing Loan Program, by the United States Department of Agriculture.
If you're shopping for an expensive home or searching in a hot real estate market, you may find that the amount you need to borrow exceeds the loan limits for traditional loans. Your best option could be a jumbo loan, which allows you to borrow a larger sum of money for a property than a conforming loan.
If you're 62 or older - and want money to pay off your mortgage, supplement your income, or pay for healthcare expenses - you may consider a reverse mortgage. It allows you to convert part of the equity in your home into cash without having to sell your home or pay additional monthly bills.

Conventional mortgage borrowers typically make larger down payments than FHA borrowers, and they tend to have a more secure financial standing and are less likely to default.A larger down payment means lower monthly payments. Plus, with the ever-increasing mortgage insurance premiums on FHA loans, payments for conventional loans that don't require private mortgage insurance can be much more manageable in comparison.
